Verandah House introduces a contemporary upper-level addition carefully integrated above the existing sandstone base, with elevated living spaces opening toward the surrounding treetops.

The addition combines lightweight cladding and slender balustrades to create a lighter upper-level expression against the solidity of the original masonry below. Measured openings and layered facade elements introduce depth across the elevation, giving the home a quiet and measured presence within the landscape.

Surrounded by treetop views and seasonal foliage, the dining area maintains a strong connection to the landscape. Generous openings create a strong connection to the surrounding canopy, allowing the landscape to become part of the everyday experience of the space.

Pale timber flooring and slender framing elements keep the focus on openness while the corner opening introduces a softer transition between connected areas. Shaped as much by landscape and natural light as by the architecture itself, the dining area remains closely connected to its elevated setting.

The enclosed verandah creates a sheltered extension of the living areas, allowing the spaces to adapt to different patterns of use. Sliding panels and continuous glazing create spaces that open and close in response to changing conditions throughout the day.

Timber detailing to the stair and balustrade introduces contrast and continuity across levels. Carefully framed openings maintain a visual connection to the landscape, establishing the quiet and sheltered quality of the Verandah House.

Verandah House reworks the rear of an existing Arts and Crafts home at Kurraba Point, introducing contemporary living spaces centred around an enclosed verandah and elevated garden views.

The kitchen, dining and living areas are organised as interconnected living spaces, with large openings drawing natural light deep into the interior. White joinery and continuous stone surfaces give the kitchen a clean and refined visual character, while timber flooring, oak stools and soft neutral finishes introduce material warmth throughout the space.

Designed to complement the scale and character of the original house, the project balances contemporary living with the existing architectural qualities of the home.

The kitchen and living pavilion has floor to ceiling glass doors on two sides, allowing visual connection between indoor and outdoor spaces and the ever-changing ocean views.

Exposed timber beams introduce structure across the ceiling plane, while timber flooring, stone surfaces and soft neutral finishes establish a layered material expression throughout the home. Carefully positioned openings above the glazing line support natural ventilation and bring an additional layer of light into the interior throughout the day.

Living and outdoor spaces are closely integrated through covered terraces, generous openings and framed views toward the coastal horizon. The upper level extends to a sheltered courtyard protected from sea breezes that remains connected to the view beyond.

Located adjacent to the primary living areas, the pool frames the western edge of the central courtyard garden, softening the built form and maintaining visual and spatial connection as the inhabitants move through the home.

James, project architect of the new Utz Sanby Pacific View House, reflects on the challenges of designing for a complex coastal site.

Responding to its steep setting, the house unfolds through a sequence of interconnected spaces arranged across three levels and oriented toward expansive ocean views. Throughout the plan, courtyards are positioned to provide shelter from coastal conditions while maintaining light, ventilation and visual connection across the interior.

Developed in close collaboration between architect, consultants and builder, Pacific View House brings together a highly resolved spatial arrangement within a constrained site overlooking the Pacific Ocean.

Curved walls guide circulation through the interior, softening transitions between spaces and introducing a more fluid sequence. The stair is treated as a central architectural element, establishing a stronger visual connection across the home.

Timber treads and slender white balustrades give the stair a lighter architectural expression as it rises between levels. Throughout these spaces, proportion, light and material are carefully considered to create a calm and connected interior environment.
