This was a fairly extensive job which had great outcome

Job summary

Quotation and drawing of plans
Picking up and delivering of multiple materials
Clearing out laundry room
Stripping of room wall materials
Removal of waste materials from site through the job
Fixing of two wall that had rotted base plates
Building and Installing new flashings
Straightening of wall due to bow
Marking out plumbing layout for plumbers
Installing wall insulation
Cutting and installing plaster board
Install new cornice to roof wall join all round
Plastering stop or finishing
Installing window and door trims
Removing tin from roof to install condensation tarp and insulation
Reinstall of roof sheets with new screws
Building cupboards ready for install, 7 cupboards to build
Trims and joining panels
Build a level up frame for cabinetry because floor had multi direction fall issues to a extent of 60-70 mm

The end result is a modern up to date laundry that has heaps of storage and ample bench space . The entire room is insulated so it’s more pleasant to be in there during the summer .

Framing and weather boards repairs.

This job required repairs to framing because the wall had drifted out at the base between 50mm and 60 mm creating a visible bow in the wall and compromising the structure with nothing attaching the bottom wall plate to the concrete it was just free to move with asimple closing of the door .

The door jamb was also rotted out at the base so had broke away from the door sill allowing it to rock and brake free of attachment .
I built a new door jamb from scratch using a 135x35 mm hardwood .

The wall required straightening and then reattachment to the concrete .

Once the wall was all straightened and plum the weather boards were replaced and the new door jamb and door was fitted .

End result was a solid safe and secure entry to garage.

Custom 3m x 1.7m aluminium gate

This was a fun project too take on, working with a client to accomplish the entry gate they envisioned for the space.

Through multiple submitted digital drawings this was the end result a sturdy Aluminium gate that mixed modern and traditionally together.

This gate was hand Tig welded for max durability and weighed in at 35kg appon completion .
When I hung the gate it didn’t even need the wheel which was fitted to the end due to weight even though it’s made from 3mm thick aluminium.
The gate catch was also a custom build giving the entire gate a extra unique touch .

Flooring restoration

Flooring restoration is tricky especially when it has old black japan stain all over.
Im lucky to have Brilient and understanding clients that no the limitations and have a great understanding of there house .

Black japan its difficult to remove blocks up every type of sanding pad or drum belt you can throw at it and take many hours to get it all off and involves removing quiet a lot of material to reveal in this case to original Baltic pine .
This is the 3rd room i have use this method of restoration which created a sealed floor that’s easy to clean and has NO dreaded drafts and thevrisk of putty cracking for years to come .

There are many hours in a restoration like this and stages it involves 3-4 different sanding tools just to get into all the corners and tight spots to remove the stain throughly this allows you to access just about everywhere .
All the nails get punched back down and many staples get removed because this use to have carpet covering it .

The gaps between the boards also need some work 120 +years of movement and damage has some gaps closed up or narrowed so they are opened back up and cleaned out to achieve more consistent look at the end this also allow the gap filler to create a solid foundation to bond too .

Once the floor is sealed and stained it gets 2 coats of CFP floor sealer a highly durable polyurethane floor coating which is sanded between coats to smooth out surface and aid with bonding .

I dont use a putty to seal the gaps in between the floors because each and every putty. I have used would’nt color match and secondly stay in there with the movement of the flooring it tends to go hard and brittle and adventuly cracks out i instead have a flexable sealant that has elasticity and wont go hard and fall out and it excepts a stain .

In the end this 120 + year old flooring is sealed and draft proof providing original character and isn’t fake and 100% water resistant and stain resistant .

The next chapter of floor restoration is about to begin with our new company launch Dowell’s laser cleaning .
The next floor i restore i will aim to do with laser which will require around half the hours due to the stain or lacquer removal being speed up with laser removal saving money on sandpaper pads drum belts that just block up . The next floor will just require a finish sand .

Custom 6m electric sliding gate and fence

Building projects like this is can be quiet satisfying you get to work with the client to transform their front of there property
Creating security and an eye catching finish .

The total length of this fence including gate was about 19m and is constructed from 8 aluminium panels .

The panels are an aliminium that is powdercoated black so quite durable and light .

The gate frame is a monster 6 meters in length which gives for a 5.6m driveway opening the frame is constructed from galvanised steel .

For the gate motor i have used a new piece of technology that has greater adjustment and flexibility for the client giving 4 options to open the gate .
*standard remote 150-180m range
*airtag can add 2000 of these
*Wifi controlled so can be opened from anywhere
*PIN code access

HIGHT SPEED OPENING AN CLOSING (300MM A SECOND )

This new style of motor allows also for high speed opening and it really moves opening and closing is a max speed of 300mm a second allowing this gate to open and close in just 18 seconds which is more than double the traditional speed .

This type of motor also has additional adjustments for safety features and responses making it extremely adjustable .

I have added a lot of custom components to this job to make future Maintaince easy and secure ;

Window building

It’s been a busy few weeks building a multitude of things one has been this. another great project like many I take on .

Like many jobs i do its satisfying to see the before and after anc in this case a non usable window to a fully functional window one ,
This gives such life to the house and relief to the owners .

It’s shows you can bring life to anything if your willing and improve even the most weathered Timber work .
Building windows from scratch especially these older style consumes time seeing your buildings everything on site using a mixture of traditional method chisel ans hand Saw and circular saw and occalating tools planer, belt sander, battery drills drivers, jigsaw and much more …
Repars of this nature on site is a challenge because your working in the elements rain hail or shine and wind i find it keeps you creative in that you must adapt and solve problems as they rise often quickly .

All the repairs for this particular job where done using durable hardwood from baumys timber a supplier many timber species.

Deck repair reframing
This old deck had seen better days spending about 10 years collapsed .
It was its time too finally got restored to its former glory
The great thing about these old decks are the hardwood framing it just lasts and it’s why it was still intact even thought it had dropped into the ground .
Majority of the frame was intact in great shape but where the veranda finished on both faces is where the wood rot had got in and caused framing failure .
I replaced all effected hardwood with new hardwood creating a solid frame that will remain solid for many more years to come
In addition to that I added beam protection to prevent future moisture getting on and sitting around load bearing points especially the support footings.
I also renewed the 2 failed footings on the section that dropped then shimmed the surface back up to it had a Gental fall away from the house .
I also added a h4 plinth board to outer edge as a sacrificial board should soil or water get back up against the frame .
I used the original boards only needing to replace about 5-6 out of the 74 boards and seeing it was a hardwood it was still solid and a good save on materials.
This deck still needs finishing off and old nails tapped down and a sand but should look pretty neat in the end for a Buget repair .
