ESR LOGISTICS PARK CAFÉ are the unexpected gems nestled in amongst an expansive warehouse development, bringing some warmth and character to an industrial park. Our design approach was to reverse the characteristics of a warehouse typology to create a space that felt like a relief from the industrial setting, while still responding to its context. In contrast to hard edges and surfaces, the design introduces natural materials and organic form, that focus on the human scale.

The final design, characterised by curves and natural textures, introduces an unexpected fusion of nature-inspired elements within an industrial setting. Timber-look battens and textured render provide a warm and tactile contrast to the surrounding metallic surfaces. Timber pergola structures encourage climbing plants to soften the building’s edges over time.

Me is a welcome addition to the Horsley Park office building bringing delicious food and drinks to the estate.

ESR LOGISTICS PARK OFFICE INTERIORS: i2C was also responsible for curating the interior of the Level 1 office. Care was taken to ensure the architectural vision of the exterior extended seamlessly into the internal design, incorporating natural timbers and a light and airy colour palette.
With a considered open plan work zone, and plenty of amenities the building’s interior aims to integrate nature-inspired aesthetics and contemporary functionality. A feature semi-circular board room with full-height double glazing sits proudly over the alfresco below and makes use of northern views over the adjacent greenfield site.

HARRIS FARM MAJURA is a 3,000 square metre, purpose-built retail precinct within Majura Park, located adjacent to the Canberra Airport offering locals an impressive market-style shopping experience.

The new store flagship includes a dedicated section for Three Mills Bakery, seafood supplier Fish In The Family and cut-to-order Harris Farm butchery with a dry-aged meat fridge. Their renowned range of fresh fruit and vegetables, extensive cheese selection, juice bar and flower market are complimented by a café.

i2C was responsible for the architectural fit-out documentation, working closely with Harris Farm, Luchetti Krelle, Evolve Constructions and an array of consultants to bring this new Harris Farm Market to life.

REGISTERED ARCHITECTS: i2C congratulates Maryanne Daher and Dino Delotavo on their recent architectural registration. This well-deserved milestone reflects your commitment and dedication to furthering your professional development as well as your passion for architecture and inspiring design.

Maryanne has been an integral part of i2C for over eight years, overseeing the design and delivery of projects like Harris Farm Albury, Erina Fair refurbishment and various neighbourhood activity centres. Her designs are known for their aesthetic appeal and practicality, whilst igniting excitement and sparking curiosity. Projects such as Harris Farm Albury and Horsley Park exemplify her belief that architecture can profoundly influence our living environments.

Dino’s passion for architecture is truly remarkable, making him an endless source of global design knowledge and inspiration for the team. Dino has been instrumental in the design and delivery of the multi-award-winning, 6 Star Green Star Eastern Creek Quarter neighbourhood activity centre. AWARDS FINALIST: i2C is proud to announce that Make Room is a finalist in the Australian Apartment Advocacy, 2024 Apartment Awards for Excellence.

The Make Room project is a groundbreaking partnership between the and Unison Housing, the Victoria Government and the philanthropic sector to address the critical needs of people experiencing rough sleeping and homelessness in the City of Melbourne.

Make Room will help break the cycle of homelessness for our city’s most vulnerable by providing access to specialist supported housing for people experiencing chronic homelessness.

Due for practical completion in September 2024, the $24.9 million Make Room project provides tailored, short-term supported accommodation and wrap-around services to transition rough-sleepers into sustainable housing. It repurposes a City of Melbourne owned building at 602 Little Bourke Street into specialist accommodation for 50 residents at a time and creates a rooftop garden space.

Make Room has taken a collaborative and innovative approach to funding. City of Melbourne provided the building valued at $12 million to Unison for 20 years and funding for the refurbishment and service delivery has been provided through a combination of $9 million from the Victorian Government, more than $7.2 million from philanthropic support, and contributions from the corporate sector.

Make Room not only meets immediate acute housing needs but is also designed to be replicated, potentially benefiting communities nationwide. This is the first known partnership project to use a Council asset for social housing for vulnerable cohorts of people experiencing homelessness. As a pilot project for the City of Melbourne’s Adaptive Reuse Guidelines, the project has far-reaching impact.

Unison is the Make Room project developer and will also manage the tenancies as well as partnering with cohealth to provide wraparound health and social supports to prepare and transition people into longer-term sustainable housing. Make Room residents will stay for up to 12 months, or until they can be connected with long-term secure housing.

RESIDO BTR NOW OPEN: A design collaboration between UK-based , i2C and local New Zealand firm .ltd , has brought to life Resido - a groundbreaking residential community blending urban convenience with suburban charm. The architectural partners were enlisted by local developer Kiwi Property, who proudly opened New Zealand’s largest build-to-rent development this week.

This landmark project offers 295 pet-friendly and spacious apartments, ranging from one to three bedrooms, and features an impressive array of amenities and services designed to enhance the rental experience.

aims to set a new benchmark for build-to-rent developments in New Zealand, offering a viable proof-of-concept for institutional investment in the housing market. This innovative approach merges the flexibility of renting with the stability of home ownership, fostering a strong community atmosphere and providing a new housing option for many New Zealanders.

i2C is proud to have been part of the project team that worked on bringing this project from concept design through to completion.

NATIONAL RECONCILIATION WEEK: This year’s theme is a reminder to all of us that no matter what, the fight for justice and the rights of Aboriginal and Torres Strait Islander people will - and must - continue. There have been many moments in Australia’s reconciliation journey that make us want to turn away. But when things are divisive, the worst thing we can do is disengage or disconnect. Now more than ever, we need to tackle the unfinished business of reconciliation.

This week we held film screenings in each studio of two films that explore different aspects of Australia’s history Still We Rise and You Can Go Now.

The team also completed cultural training on Beyond “Tokenism” in First Nation’s design with information specific to the work we do as architects and the ways design can influence reconciliation.

The leasing team has opened their doors for prospective residents to host tours of the various apartment types and configurations as well as the impressive rooftop barbeque area, and dog walk space. With a full-line supermarket, an array of fresh produce stores, eateries, childcare and medical facilities – Bradmill Quarter is proposed to become a hub of activity and convenience.

The Bradmill Quarter retail precinct will connect to The Arbory dining precinct.
