POCKET HOMES

We are still edging forward with our Pocket Homes, and hope to have some updates for you all soon.

While a secondary dwelling with its own title could could really provide a valuable first rung on the property ladder, Secondary dwellings permitted in a Dual Occ configuration would add back rental opportunities in twofold proportions for those not wanting or able to purchase.

We cannot do that with our Pocket Homes, but we hope to show what it might look like if we did.

And the advantage again is celebrating smaller and more sustainable living options.

After all, doing is even better than imagining!

Rather than 1 TO 2 or 1 TO 3, this scenario would be 1 TO 4.

As I walk to the G to take the train to the bus and then to the boat to K’gari for the conference where I will talk about HOUSING 1 TO 3, these transit options give back this valuable time I’m able to spend sharing these thoughts and images with you.

CONCEPT FOR A PRIMARY + SECONDARY DW

Recent legislation freeing up the use of secondary dwellings for more flexible use is very much on the right track.

It’s allowed an Exempt planning pathway to creating smaller homes for that rising demographic that only wants and needs a small home.

It also fits snugly and comfortably within our established communities, making better use of existing infrastructure: paving, pipes, and power.

It allows both aging and maturing in place, and is welcoming of a more diverse community

It’s a great first step, but it does have an anchor that is holding it back.

Although expected to contain all the fire separations required of two dwellings, it can only ever be one title.

Laptop research has indicated that Secondary dwellings cost close to $300,000 to add to an existing dwelling (anyone who has added one recently, please confirm or offer your view), so the all up dwelling value is almost inevitably over $1M, more likely close to $1.2M.

If an option to obtain a separate title were made available, there would immediately be the ability to purchase a small home rather than just rent one. A welcome and refreshing drink in our housing desert.

The built form would be exactly the same, and only lines on paper would change.

URBAN DESIGN SKETCHES

This sketch by of our uni study tour of townscapes is a lovely reflection of what most people love about travelling in Europe.

Does it make you think that sometimes our modern obsession with setbacks might be somewhat misguided?

If not walls of local stone, then at least our modern gaps should be filled with walls of green to create the same feeling enclosure.
