Dear friends and followers,

It is with a heavy heart that I have to inform you of an unfortunate event. In October 2023, our business Facebook account (along with my personal account) was compromised and, despite our best efforts, we have been unable to recover it.

We reached out to Meta numerous times but, regrettably, we were unable to resolve the issue.

However, this setback will not deter us from continuing our journey and sharing it with all of you. We are in the process of setting up a new facebook Page platform where we can reconnect.

Thank you for your understanding and your continued support. We look forward to seeing you on our new platform soon.

Investment principle: The more money working for you, the more you make and grow.

Leaving money in the bank relying on interest is an outdated and unfavourable way of having money work for you.

Example: You have hard-earned $200,000 -if it is invested acquiring an income generating asset (property), your money is now working for you. At this level, we assign a level of income symbolically as $.

If $200,000 is invested + $800,000 loan from the bank acquiring a much larger income generating asset (e.g. a property 5 times the size than previous example), you now have $$$$$ income, and access to $800,000 that you were not taxed for.

Further, the growth 10% growth of a $200,000 property being $20,000 compares much less to 10% growth of $1,000,000 being $100,000.

As the property grows in value, when you sell the it you still pay off the $800,000 plus interest, but you have the growth of the factored in. Your money is effectively working 5 times harder, maybe more.

Money working out there as investment is better than sitting in the bank. The more your money works as a result of borrowing, the greater the opportunity for growth.

What is Tendering, and what does it have to do with Contractor Selection?

In simple terms a tender is a quote, though more detailed and tied to both our documentation and the eventual building contract.

Often we, the architect, will engage one or more contactors to competitively price the construction, resulting in a fixed bid price and time. The bidders should be of equal quality because high-end custom builders and project builders will naturally arrive at different numbers, making the process less useful.

Bidding requires a tight set of drawings to avoid confusion or misrepresentation. By reducing the undefined variables, the materials are known quantities (windows, doors, finishes) and the only real differences between bids should be the individual builder's varying overhead and profit percentages.

The bidders will submit their prices to you by set date and together we will evaluate the bids and award the contract to the bidder of your choice.

Very often we find high ground/paved levels around the house which are higher than those of the sub-floor, allow seepage under the building, then contributing to damp related deterioration. Mould growth and efflorescence to base brickwork and ground cover may manifest under these conditions. It’s important to determine the source of moisture - often coming from poor surface drainage around the building edge. Ground and paved levels should accord with NCC2 minimum requirements i.e. external paving 50mm below floor level and ground levels 150mm below floor level and both situations to be sloping away from the building edge.
Seek the assistance of a land surveyor to provide a level & feature survey - then forming the basis for a deliberate landscape design.

We wanted to experiment with AI as a tool to transform and alter an existing design. Our starting point was a stunning render from our Design and Ready line titled "Mural." Using text prompt generative AI in Photoshop, we were able to build upon this concept and create some interesting results.

Of course, AI is far from perfect and we did encounter many questionable results along the way. But even with all of the imperfections, the results are definitly thought provoking.

In wooded areas, wombats can burrow underneath properties, removing soil around stumps and footings. Undermining foundations can lead to shifting soils overtime, resulting in structural damage overtime. Their burrows are quite large, and once identified, you should contact council for wildlife remove to ensure the safety of your house and the marsupial.
