Newly completed bathroom renovation in Yarraville.

The brief was to start from scratch, completely rip out the 70's style bathroom and bring it up to the 21st century.
The client knew exactly what she wanted and supplied all the tapware and fittings, as well as the basin and new toilet.

We removed the old walls, tiles, floor (which was rotten and had several holes through it) and ceiling.
Once the floor joists and wall framing had been reinforced, the plumber was able to replace all the old pipes and install new shower with mixer, as well as the basin and toilet pipework.

Once complete the new ceiling, floors and walls were installed, following three layers of waterproofing, new floor tiles were laid, then floor to ceiling subway tiles to all walls.
New architraves to the window and doorway were fitted.
Once the tiling was completed the plumbers returned to connect the shower, mixer tap, basin and toiltet.

A unique feature of this small bathroom is the handmade floating vanity out of Victorian Ash and matching shower nook. Its unusual to see timber in a shower, so to protect it from water ingress it was given three coats of West Systems epoxy resin.

The owner is delighted, we hope you'll agree it looks pretty spiffy.

Earlier this year we installed a 1.8M high double glazed window in a lovely 120 year old villa in Caulfield. The owner liked it so much that she wanted the rest of her windows replaced with our top of the range aluminium double glazed sash windows with a thermal break and low E coated glass

We think the old sash windows were the originals as when we started to take them apart, we found all sorts of historic items such as the original 3 inch hand made nails, as well as old newspapers from 1944 used as draft excluders!

Unfortunately the old sills had almost rotted away, so they where replaced with beautiful new hardwood that will hopefully last another 100 years. New frames where custom built around the Aluminum frames and then sealed to ensure there would be no drafts.

To ensure that the new units fitted in with the old as much as possible we reused the old architraves, stripping 8 layers of old paint off, glueing and repairing and finally refinishing and installing them back in place. Caulking was finally used to hide any gaps between the windows and the old brickwork.

We think they look pretty good, happily so does the owner :-)

Old meets the new.
The purists amongst up would probably never consider installing replacement aluminium windows in a 120 year old bluestone villa in Caulfield.
We took special care to mould the new with the old, so we carefully removed the old architraves, stripped, sanded and repainted them prior to refitting around the replacement sash window.
The owner was delighted with the result and has since placed an order for the remaining windows to be replaced.
The specifications are:
1.4mm thick aluminium frame with thermal break
5mm toughend glass with a 12mm nitrogen filled air gap
Low E coating to the glass
Stainless steel fly screens

Shortly before all this Covid 19 madness, we completed replacing all the windows and frames of this house in Reservoir.
The specifications were for:
High quality Aluminium frame with thermal break.
5mm glass with 12mm nitrogen filled gap
Low E coating on all glass and
Stainless steel fly screen with Clicklock.

All fully installed, sealed inside and outside and grouted to a fine finish.
