The Department of Transport and Planning has just this last week published Victorian Local Heritage Guidelines (May 2026). The guidance provides a framework for assessing local heritage values and determining whether places meet the threshold of local heritage significance. Of particular importance, the guidelines formalise a step test to establish thresholds of significance at the local level similar to that used at the state level.

Nothing beats a sunny site visit to a beautiful Italianate mansion in Hawthorn!

The former residence was constructed in 1893 and its design is attributed to Francis Coote, of the architectural practice Beswick and Coote. Later additions were undertaken by Ussher and Kemp in 1904. The two-storey building is symmetrically planned with a double-storey arcade supported by Corinthian columns. The interior is a mixture of Victorian and Edwardian styles.

The visit was the first stage of the documentation process to develop a Schedule of Conservation Works that will inform and direct future repair and conservation works.

Collaborating with the client and their architect to assist with the Heritage Victoria permit application process.

A New Chapter Begins…

As of 30 June 2025, the architectural chapter of our business was brought to a close. This transition marks a significant change, following Architectural Director Iain Nicol’s relocation to the northern hemisphere. We thank Iain for his architectural leadership and wish him every success in his future endeavours.

We are immensely proud of the architectural work we have delivered over the years and are deeply grateful to our clients, collaborators, and dedicated team members who have been part of that journey.

Our heritage services - part 5.

We can undertake research and investigations into the history of a place or object, and assess its significance. This understanding is essential to inform conservation and approaches to change.

Investigations and studies can be undertaken for individual sites, complexes, and precincts. They can include thematic environmental histories, heritage studies, or built form reviews.

This work helps owners and managers to understand the significance of their place, and the constraints and opportunities for development.

Our heritage services - part 4

We can prepare detailed reports in support of permit applications for heritage listed places. A heritage impact statement outlines and assesses the potential impacts of proposed works against the relevant statutory framework, and provides justification for those works.

These reports can be prepared for both local and state level listings. We work with a wide range of clients, and can also provide architectural services if required.
