It's been a busy start to 2025....

Here's one of our recently completed bathroom renovations.

Removing a wall between a toilet and bathroom, to allow for construction of a wheelchair suitable bathroom with walk in shower.

Another amazing transformation that took a team of trades and suppliers to complete.

When tenants say the can smell a 'mouldy odour' in the hallway..... it's usually the sign of something deeper....... as in this case:

Mould odour in the hallway..... lift the carpet - wet and rotted timber subfloor. Deeper we go.....

Failed or incorrectly applied waterproofing......look what we ended up with:

--------- >Moulded and rotted carpet
--------- >Rot and deterioration of timber sub floor
--------- >Severley water logged and damged timber studs (wall, shower, bath)
--------- >Water logged and destroyed door jamb and skirting

Enter the team at First Up Maintenance & Construction to resolve the problems, and rebuild the bathroom:

--------- > Demo entire bathroom
--------- > Replace damaged studs and sub floor
--------- > Install cement sheeting to floor ( there was none originally!!!!)

The team at First Up Maintenance & Construction , being specialists in rental maintenance, come across this issue almost daily. With years of experience and practice dealing with mould, we have now teamed up with an Australian owned company, Bushby's - to help tackle this common issue.

Every so often we get a specific request, for a specific item(s) to be made, as was the case with this delightful customer who asked us if we could make a fixed bench and 2 mobile seats to suit her existing table.

Bench secured under the window, with internal storage, and side seats on discreet wheels

She sent us a photo of what she hoped to get, see photo1, and left the rest to us.....

This is what she got....

Needless to.say, she was one Very Happy Customer.

Another great colab with Handy Bob , and another great showing of Team Work makes the Dream Work.....

It's been a mammoth first few months for the team at First Up Maintenance & Construction , in addition to the usual rental property maintenance, we have had our hands (and our trailers) full with 6 bathroom renos, 2 kitchen renos and 3 house repaints.....

Photo spam coming soon, but for now here's some before and afters of a house refresh after lengthy tenants vacated.... in the heart of St Kilda, this property hadn't been touched in over 40 years.......

For those who want some light reading on a Friday...

CLIENT – How much will it cost to do this job?
CONTRACTOR - $2,800 dollars.

CLIENT – That’s too expensive for this job!
CONTRACTOR – How much do you think it should cost?

CLIENT – $800 max! It’s a simple job!
CONTRACTOR – I can’t do the job for so little.

CLIENT – People in your line of work wants to make a huge profit!
CONTRACTOR – I’m sorry you feel this way. Why don’t you do the job?

CLIENT – But, but, I don’t know how to do any of that.
CONTRACTOR – For $900, I can teach you everything you need to know to do the job. You can then use $800 to do the job, and you’re still saving $1,100. Also, you will obtain all the knowledge and the experience for the next time you need to do this job.

CLIENT – Deal!
CONTRACTOR – Great! To start, you need to buy tools. You will need a chipping hammer, a nail gun, a laser, a drill, a mixer machine, PPE, and some other things.

CLIENT – But, I don’t have any of those tools and I can’t buy all that for just one job!
CONTRACTOR – Ok. I can rent you my tools for another $300. You’re still saving $800.

CLIENT – That’s cutting my savings, but I will rent your tools.
CONTRACTOR – Perfect! I’ll be back Saturday and we can start.

CLIENT – Wait! I can’t Saturday. I only have time today.
CONTRACTOR – I’m sorry, I only teach others on Saturdays. I have to prioritize my time and my tools needs to be on other jobs I have during the week.

CLIENT – Ok then. I will sacrifice my family’s plans on Saturday.
CONTRACTOR – Right, me too! Oh, I forgot. If you’re going to do the job yourself, you need to buy the materials. There’s a high demand nowadays, so your best bet is to get a truck and be at the hardware store by 6am before other contractors get there.

CLIENT – AT 6am IN THE MORNING? On Saturday? That’s too early for me. I don’t even have a truck!
CONTRACTOR – I guess you’ll have to rent one. By the way, do you have some helpers to help you load the truck?

CLIENT – You know what? I’ve been thinking. Probably is better for you to do the job. It’s better to pay you to do the job right and not having to go through all that hassle.
CONTRACTOR – Good thinking. Sign here and let me get to work.

This is the truth.

People are not just paying for a job, they are paying for knowledge, experience, tools, time, family sacrifices, and other things you bring to the table.

Nothing like an awesome review to keep us wanting to satisfy our clients.

The team at First Up have looked after this client fir the best part of 5 years. What started with a simple fence repair, developed into a spa removal, ensuite renovation, balcony rebuild, and landed us as the trade chosen to conduct a 'Preparation For Sale'.

We must be doing something right if we getting repeat business 👍👍

This Is Why We Do What We Do!

I am writing this recommendation letter as a thank you to all the boys for all their hard work and professionalism. I had a pleasure of having First Up Maintenance business complete the build for my new bathroom.
I chose Richard out of 10 local companies l approached because he turned up when he said he would, he had a can ‘make it work’ attitude, he was enthusiastic when discussing my requirements, and he provided a realistic and competitive quote and stood by it even when it turned out to be little more work at times.
Right from the start Richard sorted and organised all the trades and keep me informed at all times. The speed of everything being arranged was a weight off my shoulders. I used their builders, demo, plumbers, water proofers, plasters, caulker and tilers. All the trades checked with me to make sure everything was as l wanted it. They would suggest changes that would in the long run benefited the function of the bathroom and l took on most of their suggestions. Anything l asked for was never too much for them.
The management of this project did not cost me anything and the trades cost me 30- 50% less then l was getting from my own quotes. Management of coordinating of all the trades was free. It is so hard to do this on your own, before l signed up with First Up Maintenance l was trying to manage this renovation myself and getting nowhere. No one was turning up or returning my calls or if they came they were rude and giving me quotes 5 times the actual price ‘l was at my wits end before l rang First Up Maintenance’.
As soon as l rang Richard my renovation started very quickly actually the very next day. I liked all the trades people very much and they were all very professional and did an exceptional high quality work, they all went over and beyond to make me happy as a customer. These guys are the whole package. They have excellent project management skills to ensure the job doesn’t drag on. I asked lots of questions and ideas, they listened and went over and beyond meeting my expectations. The little things like offering for use of the shower facilities at their factory while my bathroom was not useable was really nice.
