Like you, we wondered if this job could be saved and what started out as the “nightmare” job has transformed into the stuff of dreams. This wasn’t a re-sand, this was a restoration!
It threw everything at us!
One whole room alone featured wet rot through little to no subfloor ventilation and the worst cupping I’ve seen in a while, along with every board loose off the joists from rusting nails. All due to the high level of dampness in the subfloor space.
At least 80% of the house had loose supports around the perimeters of the room due to the stone footing disintegrating from high moisture levels. This forced multiple sections to be exposed, shored up and reinstated.
Several areas were better patched in to eliminate poorly engineered “termite inspection manholes” and badly repaired sections where the wrong Baltic species was used creating an obvious past repair.
The back room was beyond saving so we had no choice but to source new flooring after bracing up the framework.
All the patch-ins we carried out were by either recycling existing flooring from the back room or sourcing “new” recycled flooring from salvage yards.
We still have some work to do to fix the subfloor ventilation and complete the repairs to the WIR where it meets the ensuite. Oh yeah and fit some new skirting throughout, but I think you’ll agree it looks a million times better!
