It has been a long time for a post.....but I thought I would post some houses I created.

One of the jobs this month was a steep block of land with a few needs. The owner was aiming to place a duplex on it, however the local council has clear limits that will stop us for double garage and four bedroom units. So this not quite what the owners are aiming for.
One clear thing to always keep in mind is to check the latest council rules. 18 months ago i had studied the local rules, how big, small, numbers etc. What i just noticed is that something is missing: the total area of 3 bedroom house doesn't exist. So I could make a bigger house with only 3 bedrooms.
So always look at the latest local council rules.

This was a sketch model for a office and studio....I am sure the real goal was a granny flat for the owners property.

End of the week and another concept model and teaching tool/project.

This was another granny flat model but this one is a bit expensive for the standard 60m2 flat house.
The goal this time, was to keep a private garden, a garage and a perception that it is larger then it is. So the granny flat looks outside into the private garden.

This week I am uploading a barn or shed layout.

Not to complex, and a simple frame that can creates separate areas and views.

We had a concept model sitting around and I had a few hours to play with.... ok I was looking for problems in my main template. the complex, more problems i find.

As a whole, not a real job, but more ideas. The intention was was to use an existing building (barn) then adding a new small house with a joining walkway.

The one things I did not like, was the deck and the roof on it; the centre roof on the deck is basically excessive.

One of the older ideas was another granny flat or studio/office. The idea was to build a studio as fast as possible.

It contains a main room, entry, kitchenette and wash room

This weeks property model is based on a Hunter Valley block of land. Really just refining the main template file and looking for it weaknesses.

The goal was to model faster and i did find a few problems that could refined or save time. Basically, time is money in this industry.
