Ever heard of building application costs that keep growing? then read on ....
I can tell you that it doesn’t take long for application costs to blow out if you are given an unrealistic estimate at the start.
Getting the full picture is such an important first step in any building application process.
It is very evident to me that people are not aware of the full costs of a modern-day building application. Councils have been for some time now, moving away from internal assessment and shifting liability onto external consultants. With the use of the correct materials, it is hard to see where the old house ends. The interior now has modern functionality, yet a homestead feel. A before and after of a 1998 farm house. The client wanted a fresh new look with a better entertaining and larger kitchen. In the redesign, I was able to retain the value in the original house and add new kitchen/pantry, master bedroom with ensuite, walk in robe, entertaining room and alfresco. Rather than rebuild the existing home, the savings would have allowed a new pool for those hot summers.

In a world where every inch of the block is used, often leaving space on your site often gives a better neighbourhood feel. In this AI render of a clients knock down rebuild you can see that a larger side setback provides room for greenery, privacy and a forward facing window in the kitchen. Unfortunately the ocean is not behind my clients house, but boy ... wouldn't that have been nice.
