Finally received DA approval for this extension and second storey addition project in Kingsley.

This was definitely one of the more challenging applications we’ve worked on with the City of Joondalup, mainly due to the site being a corner block and the client’s vision to achieve a nil setback to the secondary street.

Balancing the client’s design goals while addressing R-Code requirements, streetscape considerations, overlooking, and built form compliance required multiple rounds of design development and consultation with the council throughout the process.

The end result is a modern renovation that transforms the existing single storey home with a new second floor addition, while still integrating with the original character of the residence and surrounding streetscape.

Looking forward to seeing this one come to life soon.

We’re excited (and more relief) that planning approval has been granted by the Shire of Serpentine Jarrahdale for a new carport, retaining wall, and an addition to the existing dwelling.

This project came with its fair share of challenges, particularly the large and dominant carport, measuring an impressive 16.5m x 5.0m x 4.3m high. The proposal also included a nil side setback and a reduced front setback as required by the client, which demanded careful consideration and detailed justification.

Through an on-site meeting and open discussions with the Shire planner, we were able to clearly demonstrate the practical necessity of the carport, specifically to safely and appropriately house the client's caravan. By working collaboratively and addressing planning concerns head-on, we achieved a design and layout that balanced compliance, functionality, and the client’s needs.

We’re pleased to say that the City of Serpentine Jarrahdale approved the proposal, proving once again that good communication, solid justification, and thoughtful design make all the difference.

Another building permit approval granted by the City of Kwinana for this dual dwelling (main and ancillary dwelling). The journey wasn’t without its challenges — tackling the sound insulation and fireproofing requirements between the two attached Class 1a buildings was quite the hurdle — but we made it through successfully.

A big congratulations and best wishes to the owners as they begin construction! 🏗️👏

CDC completed for this 2 and a half storey residential dwelling.

Next step: building permit submission!
