We are still here!

We managed to sell our last reno, with no renovations scheduled in the short term future... but that doesn't mean we aren't up to anything!

When someone says they are renovating, what is your immediate thought? That they are crazy, think 'oh goodness - that's a big job', are you excited for them and can't wait to see what they acheive, or do you dream of doing your own renovation?

Renovating is a word that bring along many thought patterns, many emotions and for a lot of people, they will instantly dismiss the thought of undertaking a renovation... but did you know that renovating can be as big or little as you or your budget allows... and even a small change can make a big difference!!

We moved about 6 months ago to an existing property. It has many natural colours and finishes, and much different from my light, bright and airy home we moved from.

It is an absolutely stunning home, but I was missing the brightness, with the lighting being a bit dull for me - I have grand plans for putting in sky lights to make the kitchen / living area brighter - but we don't have the budget for that.

Instead, hubby and I thought about what small changes we could make now, that was on our (very tight) budget... we had some left over paint from our other renovations, so we decided that painting the skirting, door and window frames from a mustard brown colour to gloss white would make a big change to the amount of light reflected through the house.

I had the opportunity to try my own staging.

For my first time staging, I was pretty impressed with myself!! I always thought I was no good at staging or decorating, but seems I have proved myself wrong.

My favourite parts of renovating:

#1 Ripping out the old and outdated and planning the new.

There is nothing like a blank canvas to build new kitchens, laundries, bathrooms and living spaces, knocking down part walls, old pantries, building new walls and creating something amazing - bright, roomy and functional where it used to be small and crowded.

What makes a good renovation?

1. Have a plan up front - is it your home, an investment property (keeping as a rental) or selling?

2. Know your market and rental / buying demographic. Renovate with them front of mind as you need to appeal to them, not yourself. Even if you are renovating your own home, think long term and ask 'will this be a selling feature or hindrance?'

3. Have a clear budget for your plan. If it is your home you will probably splash out for comfort items. If it's to be a rental you will want to ensure it is tenant-proof. If you are selling and wanting to profit then you will need to stick with a very strict budget to not overcapitalise.

We have always renovated to keep as investment properties. As such we have made choices to invest in artificial grass and low maintenance gardens, which costs more upfront, but lasts long term and looks neat and tidy.

We love being hands on with our renovations, with the help of a handyman, tiler and painter - but we always use licensed sparkies and plumbers.

Day 2 of laying flooring. 2 bedrooms and hallway complete, family area complete, entry into front of house mostly done, and started on little room off kitchen... had to stop as we were getting clumsy!
Good thing we decided we weren't working there today as I can hardly move... the renovator life... 😂😩💪
Only master bedroom and front lounge to go once we finish the little room.
