Patchwork, Elizabeth Bay Apartment 3/3

This small project is emblematic of a conscious and ongoing shift in our practice towards greater consideration of waste streams, low-carbon materials and systems, and loose-fit design strategies. We are learning on the fly.

We hope that this new layer will outlast its current occupant but know that this is beyond our control. So we have tried to make our intervention a light and resourceful one.

Offcuts from marble slabs that had been dismissed as unusable and destined for landfill were quite literally retrieved from the bin. These marble fragments, an atlas of stone extracted and imported from all over the world, were reassembled to make inlaid floors, borders and shelves.

Other new elements in Victorian Ash, vitrified tile, stainless steel and paint, adopt a light touch and work around existing skirtings and architraves, window frames and door handles.

A new layer.

The main external and communal features of this significant Art Deco apartment building have been carefully protected by its residents. But as you would expect of a building from 1939, apartment interiors have changed hands and been mended, upgraded and re-lined many times over.

In adding a new layer to her apartment, our client sought to minimise not just impact on the existing fabric, but also material impacts more broadly. The use of salvaged marble to patch over areas of repair and new work is a visible and tactile example of this approach.

Australia’s government wants to build 1.2 million new homes by 2029 while simultaneously reducing greenhouse gas emissions far below 2005 levels. These two goals are currently at odds. Detached houses make up 69% of new Australian homes and the construction of each house consumes 118-158 tonnes of embodied carbon.

Otetto’s prefabricated h**pcrete housing takes a big step towards addressing this critical dilemma. Every Otetto project sequesters about 50 tonnes of carbon, or almost half the emissions of an average new house. Otetto has embraced the naturally fast growing, breathable and insulative properties of h**p to make houses that are much better for the environment from day one, and that consume considerably less energy than conventional houses over their lifespans.

Designed in collaboration by Otetto and Other Architects, Lomandra is a modestly sized house with generously proportioned indoor and outdoor spaces. Clever planning allows for multipurpose and flexible rooms and eliminates unneeded corridors to provide a handsome and functional home within a compact footprint. Lomandra is devised to fit small and irregularly shaped plots, is suitable for level or sloping sites and can be adapted to any solar orientation.

Today, a milestone: construction of eight terrace houses commenced on Darug, Dharawal and Gundangara land in Sydney’s Edmondson Park. This is on track to be the first built NSW Housing Pattern Book project.

Following our success in an international competition, Other Architects and NMBW Architecture Studio were engaged by State Owned developer Landcom to apply our ‘Terraces 04’ pattern to the Edmondson Park site as a demonstration project. Westbury Constructions was recently appointed as builder.

The project team includes architect Winsor Kerr, landscape architect Jane Irwin Studio, structural engineer SDA Structures and special advisor Tony Isaacson.

‘Terraces 04’ is a vision for a new type of housing in Australia that combines the benefits of life lived around a sunny courtyard with the efficiency and replicability of terrace housing. During and following its construction, the Edmondson Park demonstration project will serve as a proof of concept and will hopefully motivate other public agencies and private developers to follow suit.

Re-pair, Southern Highlands 3/3

In keeping with the improved thermal performance of the new rammed earth walls, the original steel windows were replaced like-for-like with double glazing. A solar array was installed on the remade roof, adding to the site’s off-grid capacity. A brick plinth was built to hold an existing wood burning stove. The rest of the furniture settled back into its prior locations.

The resulting new work is barely noticeable, emulating and extending the qualities of what was already there.

A caretaker’s residence for a dramatic clifftop site on Tommeginer land in Table Cape, Tasmania.
