Thinking about adding a patio or deck? Read this before you get a single quote.
Most homeowners pick a builder on price alone. It's the most expensive mistake you can make outdoors.
A cheap quote that skips permits, uses thin materials, or has no real warranty doesn't save you money. It costs you double when it fails in 3 years.
Before you sign anything, ask the builder these 5 questions:
π¨ Do you handle council permits, or is that on me? A proper builder manages the whole approval process. If they leave permits to you, that's a red flag.
π What's your structural warranty, in writing? "She'll be right" isn't a warranty. Ask for the years. Ask for it on paper.
ποΈ What materials are you actually using? Insulated roofing, Colorbond, Ekodeck composite. The brand matters. Cheap substitutes warp, fade and leak.
π Can I see a 3D render before you build? You should know exactly what you're getting before the first post goes in the ground.
π Can you show me recent local builds and reviews? Real projects, real homeowners, nearby. Not stock photos.
If a builder can't answer all five clearly, keep looking.
