Pinterest boards and AI generated concept images are everywhere right now, and they're a great way to work out what you like. However none of them answer the questions your builder actually needs answered on site: where does the powerpoint sit, what height is the island, which way does the door swing. That's what documentation is for.

By giving your builder everything they need, they're not guessing, and you're not fielding variation requests three months into the build. A beautiful concept and a buildable plan are two different jobs, and skipping from one straight to the other is where most budgets get blown.

One thing AI renders are genuinely good for is speed, they let me show you concepts faster than I could a few years ago. What they can't do is show you how a material actually behaves in your home.

A stone that looks cool and neutral in a render can turn warm and yellow under afternoon sun through a west facing window. Timber tones shift completely between a north facing living room and a south facing hallway.

I use AI tools to move faster through early concepts, but every material selection still gets checked in the actual light of the actual room before it's locked in.

That's not a step I'll ever skip.

There's a lot of AI tools promising instant kitchen and floorplan designs right now, and some are genuinely useful for early inspiration. However a layout that works for your household is a different problem. It has to account for the fact that you cook every night and your partner doesn't, or that nobody in the house ever uses the front door.

None of that comes from a prompt, it comes from someone asking the right questions and paying attention to the answers. AI can help with speed. It can't replace the judgement that turns a floorplan into a home that works for the people in it.

A question I get asked a lot: "we want coastal, but won't it look dated in a few years?"

Usually it's not the style that dates, it's the ex*****on. Overdone blue, gloss finishes that don't suit our humidity, and too many competing textures in one room. Coastal done with restraint, warm neutrals, matte finishes, one or two natural textures, holds up far better both visually and practically in North Queensland conditions.

If you're renovating and want the coastal feel without it looking tired in three years, this is worth getting right at the selections stage, not after the joinery is built.

A lot of "coastal" gets reduced to a colour, usually blue, and stops there. That's not really what makes the style work....

A lot of "coastal" gets reduced to a colour, usually blue, and stops there. That's not really what makes the style work.

What actually creates the feeling is the combination of finishes: warm white paired with natural timber, texture through woven elements, matte surfaces over gloss, and tapware and hardware that sit somewhere between soft and industrial. It's a considered material palette, not a theme.

This is exactly the kind of decision-making that has to happen before construction starts, once cabinetry is built and finishes are ordered, the combination is locked in.

One of the most common things I hear from renovation clients here in Townsville is "we love coastal style, but we're not near the beach, so it probably doesn't suit us."

That's not really true anymore. James Hardie's 2026 design forecast (developed with global trend forecaster WGSN) backs up what I've been seeing on the ground: coastal has moved well beyond the beach house cliche. It's now about a calm, open feeling built through palette and texture, chalky whites, warm timber, natural materials, rather than anything literal like driftwood or nautical detailing.

For a suburban new build or renovation, that means coastal warmth is absolutely achievable. It just needs the right material choices, not a particular postcode.

If you take one question into your next selections meeting, make it this one. How does this material actually perform in our humidity and wet season, not the climate it was tested for. Most showrooms cannot answer that with any real confidence, because most samples are never tested against conditions like ours.

That is not a knock on suppliers, It just means the answer usually needs to come from someone who has watched North Queensland conditions play out across a few wet seasons, not a spec sheet written somewhere else.

Flooring gets most of the attention when people talk about North Queensland's climate, but it is not the only material that behaves differently here. Natural stone can be porous enough to mark or stain faster in our humidity than it would further south. Some timber joinery moves more than a client expects once the wet season properly sets in.

None of this means those materials are off the table. It means they need to be checked against our actual conditions before you commit, not after installation, when it is too late to change. A showroom sample in a climate-controlled space cannot tell you this. Local experience can.
