Got called to a Triplex (3 townhouses joined) about water leaking into the ceiling of the lower alfresco and inside a dining room ceiling.
after water testing we had to remove the cladding and found water leaking around windows and vertical corners from a lack of Z flashings around the windows and in corners.
we stripped back to frames and installed Z flashings around windows, corner flashings, new aprons, and used James hardie cavity system to divert water out of cavity via flashings.
New stria cladding installed and painted to new condition.

Got called to repair a leaking balcony. After a water test, we had to strip the facade and found flashings and waterproofing had failed and caused water damage to structural timber.
We stripped back and replaced all affected structural timber, replaced flooring and used sheet membrane to waterproof flooring.
we used James Hardie cavity sarking and flashing system on the facade and new Axon cladding installed and painted.
