Seeing white, chalky staining on balcony tiles — or even running down the fascia of the building? That’s called efflorescence.

Efflorescence occurs when moisture travels through the substrate, carrying salts to the surface as it evaporates. The result is that powdery white residue you often see on tiles, grout, or staining down the building façade.

A correctly installed balcony trim directs water away from the edge, stops moisture tracking back underneath the tiles, and protects the waterproofing system long term. Without it, water can escape into surrounding areas — leading to staining, deterioration, and potential system failure over time.

Mouldy, discoloured silicone doesn’t just look bad — it’s often the first sign your shower seal has failed 🚿

Worn and deteriorated silicone can make an otherwise good bathroom look tired, while also allowing water to get where it shouldn’t, leading to bigger (and more expensive) issues over time.
