𝗕𝗨𝗜𝗟𝗧 𝗕𝗘𝗧𝗧𝗘𝗥 // 𝗥𝗲𝗱𝘂𝗰𝗶𝗻𝗴 𝗢𝘃𝗲𝗿𝗵𝗲𝗮𝗱 𝗡𝗼𝗶𝘀𝗲: One of the most common complaints in two-storey homes is noise transfer between levels.
Footsteps overhead, movement between rooms and sound travelling through lightweight flooring systems can all affect how a home feels to live in every day.

That is why our second storey additions use a lightweight concrete flooring system designed to create a more solid, quieter feel underfoot.
External wall and roof insulation is also a standard inclusion. However, at Amerex we go a step further and include INTERNAL wall insulation too, to reduce noise transfer between rooms.

It is these hidden construction details that homeowners may not initially think about, but appreciate every single day once they move back in.

𝗞𝗘𝗘𝗣𝗜𝗡𝗚 𝗧𝗛𝗘 𝗢𝗥𝗜𝗚𝗜𝗡𝗔𝗟 𝗖𝗛𝗜𝗠𝗡𝗘𝗬 // 𝗣𝗿𝗲𝘀𝗲𝗿𝘃𝗶𝗻𝗴 𝘁𝗵𝗲 𝗛𝗲𝗿𝗶𝘁𝗮𝗴𝗲 𝗦𝘁𝗿𝗲𝗲𝘁𝘀𝗰𝗮𝗽𝗲

At this heritage renovation, retaining the original chimney was a requirement under the City of Stirling heritage guidelines in order to help preserve the character and heritage streetscape of the area.

While redesigning the internal layout of the home, we needed to create a new passage directly beneath the existing chimney structure.

To make this possible while still retaining the original chimney above the roofline, substantial structural steel beams and angles were installed within the ceiling space to support the brickwork above.

A lot of engineering and hidden structural work can go into heritage renovations, particularly when balancing modern open-plan living with council heritage requirements and the preservation of original streetscape character.

Projects like this are a reminder that heritage renovations often involve far more than cosmetic updates.

𝗥𝗘𝗦𝗧𝗢𝗥𝗜𝗡𝗚 𝗛𝗘𝗥𝗜𝗧𝗔𝗚𝗘 𝗪𝗔𝗟𝗟𝗦 // One of the challenges with older heritage homes is repairing cracking that has developed in the original brickwork over many decades.

At this project, the cracking was already evident through sections of the existing walls, so we removed the plaster throughout and began the process of properly stabilising and repairing the masonry.

To strengthen the cracked walls, we are installing reinforced Helifix rods set into the brickwork with epoxy. This helps tie the masonry back together and stabilise the affected areas while preserving as much of the original structure as possible.

Some sections above the windows and openings had deteriorated too far over time, so new steel lintels will be installed before rebuilding the brickwork.

Careful structural repairs like these are an important part of preserving the integrity and character of heritage homes for the future.

𝗠𝗢𝗨𝗡𝗧 𝗟𝗔𝗪𝗟𝗘𝗬 𝗥𝗘𝗡𝗢𝗩𝗔𝗧𝗜𝗢𝗡 // Join Steve on a quick walkthrough of one of our current renovation projects in Mount Lawley.

This home is being completely reimagined with a new open-plan living area flowing through to the alfresco and pool zone, along with a new master suite, home gym, library, bathroom and laundry.

We have also stripped back the original rendered exterior ready for a fresh new finish.
