Most people don’t know what a Part 3 building is.

That gap is one of the most common reasons commercial projects hit a wall at the permit stage.

Part 3 of the Ontario Building Code governs restaurants, daycares, offices, retail, and most buildings where the public gathers. The rules are more demanding — and a licensed architect is legally required.

The part that surprises most clients: a change of use triggers it even if the renovation looks minor. Same building, completely different compliance picture.

Project Mewburn is officially in design development — and right now the work isn’t drawings, it’s coordination.

We’re sitting at the table with our engineers and contractor, making sure every system in this building is fully understood before anyone picks up a tool. Structure, mechanical, plumbing — all of it resolved on paper first.

Most people think architecture is the design phase. The truth is, this coordination work is where projects succeed or fail. Get it right here and construction runs smooth. Skip it and you’re solving problems on site — which costs real money and real time.

We don’t do symmetry for symmetry’s sake.

This Oakville residence from our 2017 archive drew from French château influence — dark engineer brick, white stone trim, arched entry, steep roof, dormers. All the right references. But where the typology defaults to perfect bilateral balance, we pulled left.

The asymmetry was deliberate. The garage wing shifts the composition off-centre, the chimney holds the right, and the whole facade reads as considered rather than accidental. That imbalance directly shaped the interior — open, flowing, with hidden rooms for a library and private study tucked where the plan allowed.

The right client makes the extraordinary possible. This one trusted the process completely.
