A deck can look great the day it's finished. The real test is how it looks 1–2 years later.
One of the biggest mistakes homeowners make is assuming deck restoration is just pressure washing and applying stain. The truth is, improper pressure washing can damage wood fibers, create splintering, and shorten the life of your deck. Then, if stain is rushed or small details are missed, those spots will start showing wear long before the rest of the deck.
Every nook, cranny, and hard-to-reach area matters. Those are often the first places to fail when shortcuts are taken.
My biggest mistake on this project was NOT TAKING ENOUGH CLOSE-UP PHOTOS. That's the difference between a professional restoration and a quick "landlord special" where everything gets coated as fast as possible.
