In keeping with the theme of adding space, here is a look at an addition that we did. This family had used all the available space in the existing house, so they needed to add on to create the desired additional room. We excavated and put in a full height basement and main floor. We added in an exterior entrance to the basement complete with a covered stair case to keep things nice and dry. Proper planning from the foundation up allowed us to tie the new eaves line into the existing, and for new ceiling to align with old creating the appearance that this new addition was always there, and not an afterthought. We were able to build a spacious deck for a nice sitting area right outside of the sliding door, providing them with a private spot to hang out, that they previously lacked on the property. On roof designs like these with direction changes and different levels, it is crucial to have the eaves flowing and directed properly in order to get the water from the roof to the ground and away from the house where it belongs. With guidance and planning, this family was able to nearly double their living space, complete with an extra bedroom in the basement.

With the rising cost of living, and home ownership out of reach for many, home owners with extra space often consider creating a rental unit. This family had a wide open unfinished basement that they wished to turn into a two bedroom basement apartment.
If you are considering such a thing for your own property you need to make sure to do all your research into what is required. It is not as simple as finish the space and rent it out. The vast majority of this project was stuff that you will never see, that is required to get the appropriate approvals for completion, to be able to legally and more importantly, safely rent out the space. Working very closely along side the home owner and my favorite designer we were able to create this bright and inviting space, with everything the homeowner wished for.

This project was a fully legal building and fire code compliant space. I was able to create this spacious 2 bedroom, 1 bathroom, open concept space. We were able to provide a kitchen area with generous working space, and were also able to create a separate in unit laundry space so the tenants didn't have to worry about going off site to do laundry. The house was fortunate to have large windows already to allow in a ton of natural light. This was an extremely fun project to take from start to finish and bring the home owners rental dreams to life.

With spring finally arriving, it is time to start planning those summer builds. Here is a large garage we built from start to finish. I take pride in keeping all the work in house, we do most of the work ourselves, but for the aspects that we are not equipped to do, I am very fortunate to be able to rely on a fantastic team of local trades that with the same commitment to quality I strive for. This helps us to keep projects running smoothly, and allows me to ensure the final product is something I can hand over knowing it is something I can be proud of.

On this project the customer asked for a steel siding that a supplier recently brought in. It is a beautiful board and batten look, completed with wood grain texture and color variances. Providing a natural wood look, with the low maintenance and longevity of a steel product. Because the steel trim and moldings on come in stock colour, I use my aluminum brake to create custom colour matched trims, to finish off the build in a seamless look not always achievable with stock material.

I believe in supporting local businesses, and Canadian made products. I can proudly say, to the best of my knowledge at least, materials used in this build were produced here in Canada. The steel roofing and siding was produced right here in Ontario.

Here is another kitchen that we completed recently. I absolutely love how this came together. The beautiful clean lines of the cabinetry and molding, combined with an off white subway tile back splash really make this space warm and welcoming.

Here are some photos from a project we recently completed. We painted the kitchen cabinets a couple years ago taking them from a stained oak, to a bright white. This time around a new quartz countertop went in, and we tiled the backsplash with white subway tile. To top it off they had a special request. They were headed out of town for couple days and asked if we could install crown molding and paint the rest of the kitchen as a Christmas surprise for his wife.

It is always honor when a customer ask for such a special request and has the faith and confidence in you to make it happen.

Here is a recently completed ground level deck. We replaced a worn out unwelcoming space, and gave the customer a solid and comfortable area to enjoy their back yard.

Even though it is a ground level deck, the customer wanted to re use the railings that were on the old deck, which creates a nicely defined space.

As with all of our decks we use a edge screw fastening system that eliminates the unsightly screw heads in the face of boards, and with no screw heads on the flat face of the boards less chance for water intrusion and rot. Which should extend the life of the deck board and limit the maintenance required.

Here is a home refresh that we were thankful to be apart of. The homeowner wanted older vinyl flooring removed, and replaced with this beautiful natural maple hard wood flooring. We dressed up the stairs with matching natural maple stair treads, and completed the look with trim and paint to make them blend with the rest of the house. They chose to do a tiled entry way that tie in great with the natural flooring. The combination produced an incredibly bright and open feel.

Here are some pictures from a basement refresh that we just completed.

The customer wanted to add a bathroom and a guest bedroom to their basement. We had room to create a bright and spacious bathroom with a combination tub/shower that the customer chose to be installed.

The original existing windows were small and would not open, so we cut larger openings and installed new efficient slider windows in the common area. These new windows dramatically increased the amount of natural light and brightened up the basement. In the bedroom we installed a tilt and turn style window that swings fully open to allow for required egress. If you are looking for some fresh air but do not want the window fully open you have the option to switch it to the tilt function.

We removed the old worn out carpet and replaced it with a beautiful natural wood look vinyl plank flooring. This product is incredibly durable, super easy to clean and moisture resistant making it an excellent choice for this basement refresh.

We replaced all existing baseboard and trim with a modern profile, and repainted the entire basement. The customer wanted a clean bright look and chose a pure white paint which achieved their vision.

With the weather starting to warm up, its time to start getting your home ready to enjoy the summer. This project is one that we worked on in the fall, and will be completing the finishing touches this spring.

We removed an old worn out, small deck with seating room for only a couple people, and created this spacious covered back yard hideaway. We put in new beams and extended the existing roof line out to create a seamless profile that looks like it was part of the original house and not an add on. This new roof creates covered sitting area to shelter from the sun, but still enjoy the outdoors. We were able to double the size of the seating area, so there is lots of room to sit in the sun, or in the shade. We installed all new white aluminum vented soffit and wrapped the beams in a matching white aluminum to provide a traditional look, with low maintenance. We used the same white aluminum to trim out the fascia and gable end. We bent a custom stepped profile that provides a more detailed transition from the roof to the fascia. This customer chose a maintenance free aluminum railing all the way around and down the stairs. For a visually more appealing alternative to screwing the deck boards down through the top face, we used an edge fastening screw that is hidden on the side of the deck board.
