Why should you use a stain for your decks as opposed to paint? You want a coating that will seal and protect the wood yet still allow it to breathe and not hold moisture.
When wood traps moisture it tends to get saturated which can lead to unfortunate conditions such as wet rot. Wet rot occurs when the moisture content sits above 50%. When wet rot occurs the wood can feel soft and spongey. When this occurs remove any rotten wood and apply fungicidal chemicals to remove any fungi from the surface.
Allow any wet would to dry out properly until you reach a moisture content with an average of 15%.
