**ANNOUNCEMENT**

A year ago today I registered 11-17 Design as a new business in Ontario. Today, I announce I will no longer be taking on clients as I have accepted a position with a local firm. I am extremely excited for this new opportunity. Closing 11-17 Design was not an easy decision. The growth of 11-17 was tremendous, and I am extremely grateful for every client that I had the pleasure of working with. The support I received from friends and family was incredible and I want to thank everyone that helped along the way.

To my existing clients that I have outstanding commitments to, no need to worry. I will be fulfilling all of my commitments and there will be no changes to our agreements.

It is fair to say I did not think I would be making a decision like this in 2023. But last year I committed to myself, invested in myself and worked extremely hard to achieve my goals. It is without a doubt that this opportunity would not have been presented to me if I did not believe in myself. Thanks for following along everyone. The future is bright.

Here is a valuable piece of information for anyone looking to add a structure to their property in 2023.

The Ministry of Municipal Affairs and Housing (MMAH) made amendments (Ontario Regulation 867/21) to Ontario’s Building Code related to building permit requirements for sheds. The changes provide more flexibility for property owners who want to store their equipment and other belongings in sheds.

Effective April 29, 2022, a shed is exempt from the requirement to obtain a permit under section 8 of the Act and is exempt from compliance with this Code, provided that the shed is:

-no more than 15 m2 in gross area; ( was previously 10 m2)
-no more than one storey in building height;
-not attached to a building or any other structure;
-is used solely for storage purposes ancillary to a principal building on the lot; and
-does not have plumbing.

Another major transformation for my client. The goal of this project was to give the house a major face lift and I would say mission accomplished! Next step is to complete the drawing package that is required for permitting and construction.

I spent the last couple weeks finalizing details on two ICF jobs. Thankfully I previously invested in some ICF resources which made putting these plans together easy and ensures the client is getting top value for the design. Managing form thickness (concrete) and reinforcement (steel) are important factors to reducing overall cost on an ICF project. If you have ideas on implementing ICF on a future project but have questions, feel free to reach out. I am more than willing to share my knowledge and assist in whatever capacity is needed.

Putting the finishing touches on this beautiful porch addition/facelift for my clients. 3D rendering is a powerful tool. It allows you to identify and correct problems prior to construction. It also allows my clients to visualize their investment and feel confident in the decisions they are making. Lots of hours spent learning 3D rendering, and we are just getting started.
