When does staging not make sense?

Honestly? Almost never.

In our experience, nearly every listing can benefit from some level of staging - even if it’s just a consultation to guide prep, flow, and presentation.

But sure, there are a few exceptions:

• The seller already has enough money and is not particularly concerned about getting more of it
• They want fewer showings - because poor presentation is a surprisingly effective buyer-repellent
• The property is a full tear-down and the house is basically just standing there waiting for its dramatic exit

Outside of that? Presentation matters.

The strongest listings don’t leave buyer perception to chance. They plan for it.

Because buyers are forming opinions long before they book the showing - and staging helps make sure those opinions work for the listing, not against it.

Curious: do you see staging as a baseline part of listing prep, or more of an add-on?

Who actually pays for home staging?

It’s one of the most common questions we’ve heard over the years - and the answer isn’t always as straightforward as people expect.

In many of the strongest listing strategies we’ve seen, the investment is shared:

• The agent covers the consultation
• The homeowner invests in the staging itself

This tends to work really well for a few reasons:

• Everyone has a vested interest in the outcome
• The agent can stay focused on positioning, marketing, and selling
• The homeowner is actively involved in preparing the property

It also shifts the conversation away from “cost” and toward overall strategy.

There’s no one-size-fits-all approach, but how staging is positioned - and who takes ownership of each step - can make a big difference in how smoothly the process runs.

Curious - how do you typically approach this with your clients?

Agents - let’s talk about the #1 staging mistake we see.

It’s not bad furniture.
It’s not clashing décor.
👉 It’s bringing your stager in too late.

When staging is treated as an afterthought, everyone scrambles - contractors, cleaners, photographers, and yes, your stager.

Here's what you need to know:

🧠 A stager’s strategy works best when they're involved early, not after photos are scheduled.

🏡 Stagers can help shape flow, recommend impactful updates, and ensure the home is photo-ready once, not twice.

💸 Last-minute staging often means compromises, rushed timelines, and missed opportunities to wow buyers.

The most successful agents are the ones who don't create their listing timeline until AFTER a stager has consulted with the homeowner, and a home prep plan is carefully crafted.

Bring your stager in earlier → get smoother timelines → better photos → faster sales.

Your listing deserves more than a scramble.

🚨 Real Estate Agents - your MLS photos might be sabotaging your listing (and yes, they make stagers cringe sometimes).

Here’s the thing: buyers make snap judgments online, and the wrong photos can tank a showing before anyone even steps inside. That’s why picking the right shots is just as important as hiring the pro photographer in the first place.

Here are 4 tips stagers wish every agent knew when selecting listing photos:

1️⃣ Select a photo from the entrance of the room
This is how buyers experience the space. Your stager designs with this angle in mind to highlight flow and functionality.

2️⃣ Show the room’s best feature
Fireplace, chef’s kitchen, big windows - whatever makes the space memorable, make it the star of the shot.

3️⃣ Tell the story of the home
Arrange photos to showcase lifestyle, not just walking order. Lead with impact rooms (living, dining, kitchen, primary bedroom), then follow with secondary spaces.

4️⃣ Mix wide shots and details
Wide shots show space. Detail shots sell emotion. A balance keeps buyers engaged and makes your listing unforgettable.

💡 Pick smart photos, make your listing irresistible… and yes, your stager will thank you. 😉
