I’ll be onto the next one very soon, as long as the wind doesn’t threaten to blow me off a roof.

Some complications due to broken glass and outsourcing of the glazing to Sunrise Glass. Make sure you visit them before they close!

Juggling a few small jobs while getting set for the first gable of the season. New fascia and a section of soffit, waiting to be caulked and filled, cove moulding trim mounted and a fresh coat to match whatever colour the rest is.

And a set of old windows getting a freshening up, with the storms off site to get fresh glazing putty.

Keeping things fun and not too exhausting is key as the weather really starts to heat up.

It’s always a question of where to stop and start a repair. Appears some poor repairs were done previously to the fascia along the front. Soffit on the return was rotten so that’s going to require a little more lumber than anticipated. Joists need some replacing as well…. All due to some long term animal nesting, creating a kind of compost pile inside the roof. Only one skeletal remains found.

Please don’t hire cheap painters, even if you own a rental building. If you own an older home or you’re thinking about buying one, feel free to ask me about an assessment of the existing paint and what you might face in trying to make your new to you home, as beautiful as you hope.

This building on Becher has been neglected/mistreated in the past and it’s new owners are facing a significant bill to fix some of the poor workmanship of the past. The issue here and on most of the trim elements is layers of newer waterborne paints applied directly to older oil-based paints. Bonding primers are one option but they can only do so much when there are pockets of air between the older paints. A quick mask and spray therefore goes from 30 minutes to 2 hours of labour really quick.

Since we’re already well over budget a quick repaint with a paint that will bond to oil has to do for now.

This is Blue Jay from Cloverdale Paints, an absolute stunner with the wood tones in this room, but actually chosen with a couch in mind. 😍

The walls that are just cut-in will be getting sound dampening panels mounted to reduce the noise between seats in this new office space for a psychology practice. But just in case the ceiling line isn’t as level as the panels are square, thought we’d make sure to give the false impression the wall behind them is the same colour.

Final pictures of this long project soon to follow. My skin colour is telling me I’m overdue to start some outdoor work. 😃

Finishing touches on these windows means things are all starting to come together to a final finish. Still held up on a tile floor, and a desire to be efficient in each step; walls should all be finished at once to reduce clean-up and waste. Same for all the rest.

I think I’m ready for the next job; a set of storm windows and outer sash faces to paint on Askin Street, and an urgent repair of fascia and soffits in the Blackfriars area.

Just one room left to trim but tile is among the things I don’t do so I’m held up by that. Meanwhile caulking and fillin...
