Don’t know the RIGHT questions to ask the ZONING staff?

Next time you’re at the city, take this QUICK CHECKLIST for your next REI Conversion Project!

1️⃣ Permitted Uses
Always check if the zone your under allows/permits the type of “use” you want. (I.e Fourplex Conversions, Garden Suites or full residential apartment). You want to look out for “dwelling units” or “multiple dwellings”

2️⃣ Max # of Units
Even if you’re allowed to have residential units, what’s the max number? In many cases in the downtown core, the city usually calculates this by lot area. For example 100 units per 1 hectares. Reverse engineer this calculation base on your lot area to determine the MAX number of units.

3️⃣ Restrictions for “Residential Uses”
Keep in mind, that in some areas, they would allow residential units but have conditions. For example, residential units permitted if ground floor is 0.9m above grade…if you know, you know.

4️⃣ Max unit size
On very RARE cases, does some zoning areas have a MAX cap on unit sizes. Usually found in the older bylaws.

5️⃣ Parking requirements.
What’s the parking ratio? 1/unit? Does unit size affect parking? Are we allowed tandem? Do we have to provide visitor parking or accessibility parking?

6️⃣ Under Heritage
More commonly seen in downtown areas. Are you affecting the exterior of the building? Is there any heritage value inside the building?

7️⃣ Under Conservation
More of an issue, if your lot is near a ravine/lake or any source of water. Usually means you aren’t allow basement units

8️⃣ Upcoming zoning amendments
Is the city undergoing zoning changes? If so, which bylaw do you follow? The old or new? Or both? Usually we must follow the most restrictive of both.
