"The proposal gives continuity to the series of houses with gable roofs that aggregate in descending sequence along the streets perpendicular to the Esporles dry stream. The building is composed of two clearly differentiated volumes that frame a large tree-lined interior courtyard and mark the deep access from the street next to an existing public garden.

To the north, the construction is compact and has thick load-bearing walls in which the massif dominates over the hollow. Towards the south inner courtyard, on the other hand, all the units benefit from the climatic virtues of a porticoed structure providing access to the dwellings. This transition space is a glazed solar collector on cold days and an open balcony protected from the sun on hotter days. This bioclimatic access gallery provides comfort to the units without any active heating source. A climate concierge will set up the different components every morning and night, following the instructions printed on glazing tiles at the building entry hall.

The dwellings extend onto this common walkway by means of a set of bench, door, and windows that provides varying degrees of privacy allow for occupation and enable spontaneous interaction between neighbors.

The main volume parallel to Ca L’Onclo Street houses the 18 dwellings distributed on the ground floor and two upper floors; all the dwellings have a southeast to north-west orientation. With a markedly agricultural character, the second volume houses all auxiliary programs: access, stairs and elevator, caretaker’s and technical rooms, community-use room and community dining room and kitchen.

The building obtained the class A energy rating with an energy consumption of 10.7 kWh/m2 per year and emissions of 3.10 kg of CO2/m2 per year. The proposal adopts the necessary measures in both construction and use to achieve the 100% emission reductions required by Law 7/2021 on climate change and energy transition for future constructions from 2050 onwards."

"The project envisions the city as a sequence of thresholds, enhancing connectivity between streets, public spaces, and facilities through passages, staircases, and terraces. In Eixample's dense urban fabric, it improves movement across open and covered areas, linking Mallorca Street with the interior garden via a quiet ramp that accesses civic, children’s, and senior centers, and connects to the municipal market. A staircase extends to the third-floor terrace, the main entrance to the civic center. The senior center connects to the library and market mezzanine through the auditorium.

The intervention in the Mallorca Street building involves demolishing partitions and reorganizing spaces into three programmatic bands with compact circulation cores. The façade is redesigned with a high-performance membrane. The design optimizes natural light, ventilation, and flexible spaces, including tempered zones along façades. A central atrium strengthens the building’s public nature and reduces energy demand. Ground and first floors extend into the inner courtyard, incorporating patios that regulate lighting and climate, acting as thermal buffers.

The project follows a Zero Impact Building (ZIB) strategy, minimizing energy demand, optimizing water, materials, and waste management. Passive design measures include enhanced insulation, natural ventilation, and thermal mass for seasonal heat regulation. High-efficiency appliances reduce energy use by 30%, and water-saving measures, including rainwater reuse, achieve a 60% reduction. Materials prioritize recyclability, and renewable energy systems, including rooftop heat pumps and photovoltaic panels, minimize noise and reduce the urban heat island effect.

Structurally, the intervention reinforces key areas and ensures stability and adaptability."

The "cabin" is a quintessential Norwegian typology (or perhaps Scandinavian). A small holiday retreat, often perched on the shoreline of a lake or a fjord.

"The cabin is carefully embedded into the terrain, creating a seamless transition between interior and exterior spaces. Designed with several sheltered zones, it maintains privacy despite the island’s active boating surroundings. The building follows the landscape over two levels, with the lower level largely hidden from view and centered around a small atrium that brings light and air into the interior.

A partly flat roof serves as a sun terrace on calm days. The structure is built in Norwegian timber, concrete, and glass, with interiors defined by clean ash veneer surfaces. Six untreated red steel columns frame the main living space, while a slate-grey kitchen island reflects the surrounding rock landscape. Large glass openings dissolve the boundary between architecture and nature.

Wooden slats along the facades reduce the perceived height of the building and provide privacy for the north-facing bedroom. They also frame a carefully preserved pine tree, adding depth and a strong foreground element to the view."

It is interesting to notice how Piano is still great at what he does - see the recent courthouse in Paris. Or his cultural institutions in Athens, Istanbul, Malta or Santander. His late production, of the past 10 years, deserves to be researched thoroughly.

Landscape design by Michel Desvigne - who seems to be responsible of 95% of all large projects in France. Luckily, he is excellent.

"Located in the Saavedra neighborhood, just a few blocks from the park, this residential building is set within an urban fabric of medium density, where proximity to greenery and the residential character of the area define a gentle and human-scale atmosphere. The project seeks to integrate into this spirit, offering spacious, generous units—both indoors and outdoors—that act as true extensions of domestic life.

The building is organized around a central courtyard that not only structures the shared circulation paths but also ensures cross ventilation and excellent natural light in all units. This central void becomes a breathing space, where the architecture opens up to let in sunlight and air, enhancing the connection between public and private realms.


Materiality plays a key role in the project’s identity. The entire building is clad in small aqua-green tiles that resonate with the lush vegetation of the inner courtyards. This choice aims to blur the boundaries between the built and the natural, creating a vibrant, almost liquid presence that reflects both the sky and the surrounding greenery.

Beyond its functional layout, the project is conceived as a space for calm living, where the relationship between architecture, light, and nature defines a serene and profound everyday experience."
