PART 5: The Beginning of the End

One thing we’ve learned on this project is just how hard it is to master the art of good finishing. This is when all the hard work you put into everything behind the walls starts to really show. When effort is taken to square, level and flush up your framing the drywall and taping goes smoothly which sets you up for success when finishing.

Once drywall and taping was finished we spray prime the entire house and finish off the ceilings. Next we have to manage all our finishing trades as they roll in to start laying the floors, millwork and the other details people notice at the end of the project. There is still some work ahead but this is the point where things look livable (and we start nagging trades to keep the house clean). Finishing is a humbling part of the project and as contractors you keep chasing that perfect finish.

PART 2: Well-Planned Framing

With all our builds there is a great emphasis on structural work and carpentry. Choosing to demo a project allows us to start from a clean slate making framing the most critical step in the build. You might not see it here but everything is decided at this point. All those beautiful finishes, flooring and additional millwork that is most appreciated at the end have already been planned and placed.

The farm house had its challenges. The floor was 4 inches out of level from front to back and failing roof structure members was the tip of the iceberg. This is a picture of us taking off the second floor of the house to completely restructure the floor to support the roof structure. Paying extra attention at the framing stage allowed us to build an exceptional finished product and mitigate the uncertainties that accompany renovating a century house.

PART 1: Mindful Demolition

Respecting the integrity and age of the homes we work on is critical. Though we do take everything down to the bones, key features of the home are dismantled, protected and repurposed for the finished home.

The farmhouse was built in 1890 and had a rubble foundation, double brick, lath and plaster. When demo started, we decided to save the existing staircase, doors, moulding profiles and hardware. These pieces were completely refinished and just reinstalled back into the finished home. Stay tuned to see these pieces in the finished house...

As we start to wrap up our first project, we’ve taken some time to look back on how far we’ve come. Just over a year ago we submitted a proposal to the homeowners of a old farm property to restore the building, from top to bottom.

We decided early in our business that an official proposal would always be the first step in every project. With complete restorations, it can be tricky to determine what hurdles we may face so we figured it was important to lay out what to expect. Timelines, budgets and project details are important for every customer to know but it also creates the opportunity to discuss the unknowns (and the potential associated costs).

We’ve decided to walk back through this project, step by step, to highlight some of the techniques, challenges and ultimately progress of this project. Stay tuned...
