Sealing season is underway!

Q. Why seal my driveway?
A. Sealing goes beyond just looks, although it's tough to beat the look of a jet black driveway. Sealing with an oil based sealant replenishes what was in your asphalt when it was laid. Fresh black asphalt eventually turns light grey. It does this because the oil based compunds leave the aggregate. Sealing with oil based sealer "moisturizes" the asphalt to prevent drying and cracking.

There are two main types of sealer, oil based and acrylic. Acrylic is water based and can also be sprayed or purchased in home improvement stores in a "roll on" emulsion. Acrylic is less expensive but is the equivalent to painting the surface of the asphalt. It does not replenish the oil compounds within the asphalt. Acrylic sealed driveways often begin cracking within a few years as they dry out. Acrylic that has been rolled on will wear very unevenly, often within the year. A quick drive around your neighborhood will show driveways with dark roller marks which were caused by an uneven application of acrylic.

Oil based sealant cannot be purchased by home owners as it requires a special licence to transport.
