Every home needs a little space to escape to and in our Firelane project, that space is affectionately known as the “She Shed!”

Lovingly named by our homeowners, the She Shed is a cozy little den located just off the main living area, offering the perfect spot to slow down, unwind and enjoy the beautiful Lake Erie sunsets.

One of our favourite features of this room is the large windows that bring in plenty of natural light and make the most of the home's lakeside setting.

We also incorporated pocket doors, allowing the space to be closed off for a little extra privacy without taking up valuable floor space with traditional swinging doors.

While the main living area was designed to feel open and connected, this room offers something a little different — a quiet, comfortable retreat that's still part of the heart of the home.

It's these thoughtful little spaces that make a custom home feel truly personal.

We’re making great progress on our St. Catharines addition! With the underground plumbing complete, concrete poured and framing up, Brendan is taking us through the basement to show off some of the work we’ve completed so far.

One of the biggest priorities for this space was future-proofing it for our clients.

We incorporated three egress windows, giving our clients the flexibility to add additional bedrooms down the road if their needs change. We’ve also added a three-piece bathroom, making the basement that much more functional for whatever they decide to do with the space.

More and more homeowners are looking for ways to maximize every square inch of their homes, and sometimes the smartest decisions are the ones you make before you even need the space.

By planning ahead and incorporating these features during construction, we’re giving our clients options for the future without having to go back and make major changes later.

We're continuing our walkthrough of this St. Catharines addition, and one of the biggest priorities for this project was creating a layout that would allow our clients to comfortably age in place.

Starting in the existing portion of the home, we relocated the laundry to where the original bathroom once was. Bringing the washer and dryer up to the main floor means our clients won't have trek up and down the stairs with laundry.

Moving into the new addition, we've created a much larger bathroom, a guest bedroom and a new primary bedroom tucked away at the back of the home for some added privacy.

At the rear of the addition, a new back door provides access to the covered porch, extending the living space outdoors.

Every change to this layout was made with a purpose — improving functionality, creating more comfortable living spaces and making sure this home continues to meet our clients' needs for years to come.

That's what thoughtful renovation planning is all about!

For our project in Port Colborne, being situated along Lake Erie meant we had to think carefully about how the surrounding environment would impact the home over time.

With increased exposure to wind, moisture and harsh weather conditions, the exterior materials we choose need to do more than just look good. They need to be durable, low-maintenance and capable of holding up to the elements year after year.

A kitchen designed to feel open, inviting and effortlessly functional.

In our Firelane project in Port Colborne, the kitchen, living and dining areas all come together in one large open-concept space. With the home situated along Lake Erie, we wanted to carry that relaxed, lakeside feel throughout the main living area.

We incorporated a mix of natural materials and lighter finishes, pairing crisp white cabinetry with a beautiful 10-foot white oak island that adds warmth and character to the space.

One of our clients' biggest priorities was keeping the kitchen simple and uncluttered. With an open-concept layout, the kitchen is always on display, so thoughtful storage was an important part of the design.

That's where the separate pantry comes in! Located just off the kitchen, it provides a dedicated space for larger cooking items, small appliances and everyday essentials, allowing the main kitchen to maintain that clean, streamlined look.

It's a great example of how good design isn't just about what you see, but also how a space functions behind the scenes.

CHASE CABINETRY

You never really know what's behind the walls until you open them up!

No matter how much planning goes into a renovation, there's always the possibility of uncovering something unexpected once demolition begins.

Hidden water damage, outdated plumbing, electrical issues or improper framing are just a few of the things we can come across when working with an existing home.

And while these discoveries aren't always ideal, they're part of the reality of renovating — especially in older homes.

At Mitchell Contracting, we believe it's not necessarily about avoiding every unexpected situation, but knowing how to handle it when one comes up.

That means identifying the issue, understanding how it affects the project, communicating clearly with our clients and determining the best way to move forward.

Sometimes that involves additional work, adjustments to the schedule or changes to the original budget. But addressing these issues properly while the space is already opened up is often far better than discovering a bigger problem down the road.

It's also one of the reasons we encourage homeowners to build a contingency into their renovation budget. A little flexibility can go a long way when the unexpected happens.

Because a quality renovation isn't just about the finishes you can see. It's about making sure everything behind them is done right, too.

Sometimes, creating a more functional kitchen means rethinking what's already there!

At our St. Catharines addition project, some major changes are underway to completely transform the layout of the kitchen.

Originally, the kitchen had a side entrance that also provided access to the basement stairs. The original layout took up valuable space that could otherwise be used for cabinetry, storage and a more efficient kitchen design.

As part of the addition, we've relocated the basement stairs into the new space, allowing us to completely rethink how the kitchen functions.

Our crew has reframed the floor system in the existing kitchen area to accommodate the changes, making way for a new L-shaped kitchen with a peninsula that will provide more cabinetry, additional storage and usable counter space.

It's a great example of how an addition can do more than just add square footage to a home. It can also create opportunities to improve the layout and functionality of the spaces you already have.

Sometimes the biggest improvements come from reworking what's already there.

A little lakeside charm, a lot of character.

One of our favourite features in the living room of our Firelane project in Port Colborne is this beautiful fireplace.

With the home situated along Lake Erie, we wanted to incorporate natural materials and textures that complement its lakeside setting while creating a warm, inviting focal point in the living room.

The natural stone adds texture, while the Douglas fir mantle brings warmth and a beautiful natural wood element. Above, tongue-and-groove shiplap carries all the way to the ceiling, drawing your eye upward and tying the entire feature wall together.

And while the design is a standout, it's functional too! The natural gas fireplace makes this the perfect spot to cozy up and enjoy the space year-round.

It's these thoughtful combinations of materials and finishes that give this home its relaxed, lakeside character.
