The finished photos are the fun part — but there’s a whole lot of work you’ll never see in them.

Before a build gets to this stage, there are months of coordinating trades, inspections, deliveries, material selections, rough-ins, framing, mechanical systems, drywall, flooring, cabinetry, trim and all of the little details that have to happen in the right order.

By the time we’re taking these photos, most of that work is completely hidden behind the walls and finishes.

That’s construction though. A lot of the work that matters most isn't necessarily the part you notice when you walk through the door — it’s everything that had to happen along the way to make the finished home look and function the way it does.

A kitchen doesn’t need one big statement feature to make an impact.

Sometimes it’s the combination of smaller details that makes the finished space work — the cabinetry, countertops, hardware, lighting, backsplash and flooring all have to complement one another without competing for attention.

That’s what we love about seeing a kitchen at this stage. After months of looking at each selection individually, you finally get to see how all of those decisions come together as one finished space.

And the kitchen at our recent Niagara Falls renovation came together beautifully.

Contractor Insight | Planning Your Renovation Budget

One of the first questions homeowners have about a renovation is: What is this going to cost?

There’s more to a realistic renovation budget than the finishes you can see.

A good budget considers the entire project—not just the final finishes.

Moving a wall, relocating plumbing, changing a layout, or opening up a space can have costs that aren’t immediately obvious. Clearly defining the scope is an important first step toward understanding your budget.

Electrical, plumbing, framing, insulation, HVAC, permits, and other essential work may not be the exciting part of a renovation, but they’re an important part of doing the job properly.

Renovations can uncover conditions that weren’t visible before construction began—especially in older homes. Having some flexibility in your budget can make those surprises much easier to manage.

Not every decision needs to be the most expensive option. A good contractor can help you understand where it makes sense to invest and where there may be opportunities to save without sacrificing the overall quality of the project.

A well-planned budget gives you more than a number—it helps you make informed decisions throughout the renovation.

A little sneak peek before the full reveal!

Our Port Colborne build is officially at the stage where everything we’ve been working toward is coming together — and we couldn’t resist sharing a few early photos.

From the warm wood details and craftsman-inspired finishes to the natural stone and all of the smaller details throughout, there’s so much character packed into this home.

We’re keeping most of it under wraps for now, but here’s a little look at what’s to come.

Stairs might seem like a small part of a renovation, but there’s a lot more planning involved than simply choosing a new railing.

At our Westminster project, the existing staircase was updated with new oak treads, railings, spindles and newel posts, with the finish selected to coordinate with the hardwood upstairs.

When you’re updating an existing staircase, every detail has to work together — the dimensions, transitions, flooring, stain colour and surrounding finishes all play a role in making the new stairs feel like they’ve always belonged in the home.

It’s one of those areas where the details really matter, especially when the staircase is such a visible part of the main floor.

And that's a wrap on our St. Catharines walkthrough series!

After taking you through each space of this St. Catharines renovation, we thought we'd end by asking Jen and Brendan one simple question:

What's your favourite part of the project?

For Jen, it's all in the details. From the unique tile selections throughout the home to the custom fabrics that bring warmth and personality to each space, every room has its own identity while still feeling beautifully connected.

For Brendan, it's the cabinetry.

This project included an incredible amount of custom cabinetry—from the kitchen and bathrooms to the laundry room, built-ins, storage solutions, and more. Each piece was thoughtfully designed to maximize function while creating a seamless, custom feel throughout the home.

One of the things we love most about this project is that every decision was made with our clients in mind. The result isn't just a beautiful renovation—it's a home that's completely tailored to the way they live.

Thanks for following along on this series! We hope you've enjoyed seeing not only the finished spaces, but also the design decisions and craftsmanship that brought them to life.

Walk-in closets are often tucked away in the darkest corner of the home—but this one is anything but.

Because this space was once part of an existing bedroom in our St. Catharines project, we were able to incorporate one of the original windows into the walk-in closet. The result is a bright, inviting space filled with natural light that makes getting ready each day feel just a little more enjoyable.

It's one of those unique design opportunities that you don't always come across, and we knew it was worth embracing.

Jen also carried the home's overall design palette into this space while giving it its own personality. The finishes feel cohesive with the rest of the home, but the subtle details make the closet feel like a destination rather than just a place to store clothes.

That's what thoughtful design is all about—creating a home where every room feels connected, yet each one has its own special character.
