If you've pondered building a new house, here are a few considerations when selecting your house construction plans to work within your budget.
New house plans fall into 3 categories:
1. Pre-made, stamped and approved plans ready for build permit submission (affordable but no ability to be altered)
2. Pre-made plans that you can modify with an architect to your liking (affordable and some alterations can be made)
3. Fully custom plans that you work hand-in-hand on with an architect or BCIN designer (custom plans are costly but you have full control to make the house suit your needs/preferences)
Here are 4 recommendations if you are looking to build on a budget
1. Websites that sell pre-made and stamped new build construction plans (Plan Image/Drummond House Plans for example)
2. Builders who include their standard house plans when you work with them
3. Architects and Engineers who are selling their previous project house plans at a large discount (updates/modifications can be required but still very affordable)
4. The Federal Government announced the Housing Design Catalogue is coming this spring 2025 with full construction plans of multi-family buildings and accessory dwelling units to aide with the housing crisis, some municipalities offering plans as well
