A beeping freezer can throw off the whole day for a business. When we arrived in Coquitlam, the evaporator coil was packed with ice and the unit was struggling.

We set the freezer into defrost, checked that the heater was working, and used hot water to clear out the ice. No leaks, and the drain was running smoothly. After we restarted the system and checked pressures, everything lined up, and tech support confirmed the equipment was back to normal. When a freezer sits unused for weeks, problems can stack up fast. This one in Port Coquitlam had lost all cooling and lights—nothing was working.

We started with a full inspection and found the condenser packed with dust, so we gave it a deep clean. Power was reaching the unit, but the control board wouldn't respond. After swapping in a new controller and wiring it up, the freezer kicked back to life. We watched the temperature drop from 65°F down to 30°F before heading out, with everything running steady again.

It's easy to overlook just how many moving parts keep a building comfortable year-round.

Our maintenance day in North Vancouver meant checking everything from rooftop units and exhaust fans to kitchen coolers and freezers. We inspected and tested eight outdoor unit heaters, five indoor air handlers, and cleaned condenser coils on the VRF systems—as well as those in the keg room, walk-in coolers, and freezers. Flames rolling out from a boiler are never a good sign. That’s what we found in New Westminster when we arrived to check out a heating issue.

The burners were covered in debris and the heat exchanger was plugged, so we took everything apart. After cleaning each part, purging the heat exchanger with nitrogen, and putting it all back together, the burner fired up cleanly and the boiler reached its set temperature.

A good cleaning can make all the difference. If your system acts up, it might just need some attention.

Sometimes it’s the simple things that make the biggest difference. During our latest HVAC maintenance in White Rock, we changed out six heavily used filters on the makeup air unit and replaced a broken belt on the rooftop exhaust fan.
