Not nearly complete, but ready to paint and add trim (and a door on that utility room)!

This project will be on-going over the next few years. There are many elements that we couldn’t complete in this round and details we just wanted to take our time with. We’ll continue to post about our progress and we hope you enjoy taking the ride with us.

For now, the good news is that we are past the appraisal and refinancing deadline and can now take a breather to let our bodies and minds heal a bit over the holidays before we proceed😊

Second pic is the better photo of the powder room floor. The white tile will also go up the wall behind the sink and the black tile will go up the wall behind the toilet.

Two days of hard work, and 3 rooms have tile…pic 1 is the en-suite bathroom we did yesterday. Pic 2 is the laundry room and to the left is the powder room (will post a better pic of that tomorrow). All of these tiles are porcelain from Sarana Tile (who we LOVE). The unfinished area on the right is the shower area. We will be tiling this separately at a later date.

Tomorrow we take a short break from tiling to do the engineered hardwood in our bedroom (also from Sarana).

Hello All! Finding a few minutes for another update on the build. We are making progress and I’m just going to let the photos do the talking. Dave and I have about a month left of truly nerve-wracking work and stress before this project is “complete enough” for us to slow down. For those wondering why the deadline; it’s because our current mortgage term is up and we are refinancing. Screaming towards an appraisal date mid-late November. We’ll be taking some time off to finish this in a couple of weeks.

Today we put on the last piece of siding. That was quite the milestone:)

Hello Everyone! I know it’s been a while since you’ve seen a post from us:) So here’s a download of what we’ve been up to and photos (in chronological order) of why we haven’t been posting much.

Since the spring, we’ve been working very hard on the largest project we’ve ever taken on; building an addition and attached garage on our own house.

Our house is 115 years old (the existing green siding structure), so the build was challenging architecturally because we have to build the addition without actually attaching it to the original house. The old building moves around a lot and the new building won’t.

Foundation: helical posts, insulated and heated crawl space under the house, and floating concrete pad for the garage.

Roof: built a new flat roof on top of the existing house and extended it over the rear addition. It is a fired on roof with a flex joint between the two separate structures to allow for movement. We managed to get engineered trusses despite supply shortages. The garage has a cathedral ceiling that has a nice, gentle slope, with asphalt shingles.

Exterior: The walls are insulated, both inside and outside, with Roxul. And we went with a plywood siding in panels 4’x8’, which we painted to match the trim colour on the original house. We are using PVC trim mounding for the corners, tops and seams. We may eventually add battens, but not this year.

New spaces: besides the garage (which will obviously be a wood shop, not a place we park the cars), we will have an entry, powder room, laundry room and utility room (we are adding natural gas forced air heating and cooling to the whole house), and upstairs we will have a new primary bedroom and en-suite bath, and the smallest of the current bedrooms will become our walk-in closet.

We subbed out the foundation posts, HVAC, plumbing, electrical connections, flat roof, concrete, and drywall mudding/sanding (when we get there). We had 3 days of help from a framer, on-going help from another skilled laborer we met more recently, and great help from Dusty Workbench Canada (shout out to our good friends Brenda and Paul💕). And, of course, the help and support of family.

Oh, and we also finally had the driveway paved. Been waiting for that to happen for 7 years………

We’re not close to done, but as we close in on finishing the exterior of the addition, we’ll move into the finishing stages, which is where Dave and I are in our element.

Every week I think about doing a post and sharing updates, but honestly, with a full time job and this…who has the time or energy🤷🏻‍♀️

Glammed Up Powder Room

Why not make the most of the smallest room in your house? These tiny spaces are the perfect opportunity to do something completely outrageous.

Here's a mood board I put together for the power room in the new addition we're building this summer.

The background is the wallpaper that will go on the long walls (already purchased).

The sink is a wall mounted floating sink, with a gorgeous gold faucet and gold drain stop (already purchased).

The gold framed mirror and slick wall mounted light, along with the crown jewel - the crystal flush mount 8" ceiling light fixture (already purchased).

The tile will be laid as follows: black tile on the small wall behind the toilet and on the floor up to the front of the toilet. It will bleed into the light grey in the middle of the floor (the light grey tile will also flow out the door and be the tile in the hall/laundry area outside the power room), which will bleed into the white tile under the sink and up the opposite wall where the sink/mirror are hung. (There will be no dark grey tile.)

I want people to stop short and go "woah" when they open the door to walk in there. I love how bold and wild this design is, and I can't wait to share photos of the finished product.

Dave will be the one saying "woah" in the meantime because all we have are stud walls right now😬
