Thursday Tip: You will always want more storage than you think you need. Plan for it now.

This is one of the most consistent pieces of feedback from new homeowners a year or two after moving in. The home is beautiful. The storage is not quite enough.

Walk-in pantries, linen closets with real depth, mudroom built-ins, bedroom closets sized for actual wardrobes, a dedicated spot for the vacuum, the cleaning supplies, the holiday bins. These things don't require a bigger house. They require intentional planning at the design stage.

Tell your builder where you struggle with storage in your current home. That conversation is worth having before the walls go in.

DESIGN DETAIL — PLUMBING FIXTURES

Plumbing fixtures are one of the places where the details you touch every day are worth choosing carefully.

Taps, showerheads, and hardware are handled dozens of times a day by everyone in your household. They affect how a room looks, how it functions, and how it holds up over time. Finishes that photograph beautifully but require constant maintenance to keep that way are worth reconsidering. Fixtures that feel substantial and well-made when you use them are worth the investment.

In a new build, fixture selections happen before rough-in, which means the placement of valves, drains, and supply lines is determined by what you've chosen. Changing your mind later means reopening walls.

Choose fixtures you genuinely love and that suit how you actually live. Then commit to them before construction begins.

Thursday Tip: Good communication with your builder isn't a nice-to-have. It's part of the build.

Homes that come in on time and on budget almost always have one thing in common: the client and builder stayed in regular contact throughout the process. Questions got asked early. Decisions got made on time. Issues got flagged before they became problems.

If your builder isn't proactively updating you, ask for a communication rhythm that works for both of you. Weekly check-ins, a shared project platform, or even a simple email update goes a long way toward keeping everyone aligned.

Thursday Tip: Decide early what your basement is actually for.

A basement that gets fully developed later costs more than one designed for development from the start. Rough-ins for a future bathroom, proper egress windows for a legal bedroom, load-bearing walls in the right places — these are decisions made during the build, not after.

Even if you don't plan to finish the basement right away, telling your builder how you intend to use it eventually means the structure is ready when you are. Planning ahead costs very little. Retrofitting costs a lot.

Thursday Tip: Energy efficiency in a new build is mostly decided before a single wall goes up.

Insulation values, window placement, mechanical system choices, and how airtight the building envelope is all get locked in during design and framing. By the time you're picking fixtures and finishes, the biggest efficiency decisions are already behind you.

If energy performance matters to you, and in Saskatchewan it should, bring it up in your very first conversation with your builder. Ask specifically about insulation specs, window ratings, and HRV systems. The right time to prioritize efficiency is at the start, not as an afterthought.
