Home renovation in the GTA – the surprise you can't quote for upfront 😳

The client just bought this house. We pulled the permits, opened up the walls – and hit something nobody could've seen coming. Hidden behind the drywall, impossible to price in advance, and it's adding around $60,000 to the project.

Basement renovation in the GTA – here's where this underpinning project stands 🛠

Quick site update. The underpinning is done, so the ceiling height is there. Framing's finished too, and now we're waiting on inspection.

Once that passes, here's what's next:

⬜️ Drywall

If it all goes to plan, this basement should be wrapped in about 2–3 weeks. We'll keep you posted.

Basement underpinning in downtown Toronto – how we turn a low basement into a legal one 🏠

Most downtown basements have about 6 feet of clearance. That's not enough to make the space legal to live in – which means no legal apartment, no rental income, no extra living space that counts.

So here's what we do:
⬇️ Dig down and excavate below the existing footings
🧱 Pour new concrete to lower the floor
💧 Full waterproofing around the foundation
📏 Result: legal ceiling height – room to actually stand

After this comes framing, inspection, insulation, then drywall.

Part 1 of the tour. This level runs open from front to back, with the original character kept right where it counts – and everything around it rebuilt new.

Here's what went into this floor:

🤍 Kept the original fireplace, framed with new built-ins
🪵 Herringbone wood-look tile, heated across the whole level – warm underfoot all winter
🖤 New staircase in black and white to match the home
🌿 Opened up to the back garden
☀️ White walls keeping it bright from front to back
