Replaced a 16 Gluelam posts on this Strata complex in West Vancouver, Some weighing 750+lbs. The original posts were in rough shape. Some being held in place just by the bolts while supporting three stories of house above them. Posts were replaced, and added some flashing boots to direct future water and debris.

forward thinking, trying to save energy loss. Thermal loss prevention with our foundation wrapped with xps foam insulation, then all footing protrusions sprayed with Nex seal 2.0 spray foam. Trying to create a thermal mass with our fully insulated slab with Radiant heating

Its always nice when the young guns can figure things out. Tight cuts and provisions for drywall. Last picture, you can see the rigid insulation between the rim Joists, we're always thinking about energy efficiency and durability.

This older 1960's Farm house was given a new life. We removed all the rot and debris. Gave the interior and exterior of the house a deep wash. All upstairs windows were replaced, roof was replaced, New Carport/lean to roof, New flooring, Pint, and finishes, New furnace and hot water tank. This old girl is now ready to host a new future.
