Welcome back to 616. The interior is nearing completion so some focus has shifted outside for now. Galvalume siding is nearing completion, with custom trims at every window and light to keep everything tight and weather sealed.

We locked in the air barrier early, which kept the build moving and let us get here without delays. Stay tuned for some more developments 👷

Hey — it’s been a while. We got busy with the interior build and didn’t get around to posting. This morning’s drop brought in another load of insulation as we continue sealing the envelope and prepping services. Even with a narrow laneway and winter conditions, the team is moving the project forward cleanly and safely. Good momentum on site.

We’ve hit a major milestone at 616 Delaware — the roofing is complete, the windows are in, and the building is fully sealed. It took just 45 days from footings to this stage. Huge thanks to all our trades for keeping things on track and doing such solid work.

Another good day on site windows are going in at 616 Delaware.We’ve been taking the time to get every opening sealed right. The goal’s simple: no drafts, no unwanted air. Every layer counts when you’re building a house with a tight, durable envelope.

Work continues on the third floor at 616 Delaware. The floor trusses are now fully installed, tying into the existing structure and setting the stage for the next phase. The crew is fastening the subfloor sheathing and locking in the layout for the upcoming wall installation. Once the sheathing is complete, we’ll be ready to receive the next set of framed wall panels arriving next week.

This stage is where the structure really starts to show its proportions — the relationship between the main volume and the cantilevered front section is now visible. The framing crew has been moving efficiently through each step, maintaining tight tolerances and checking alignment before we move upward again.

Working away on the third floor of our Delaware Multiplex. The structure is already up, and Brad, our head carpenter, is shaping the cantilever at the front façade. It’s the point where the framing meets the design intent when proportions, lines, and light begin to show how it will all come together. Cold weather is coming ! We are right on time ..
