As one approaches 3231 Dundas, the building’s scale transitions deliberately to a more intimate, pedestrian-oriented experience. The residential and commercial entrances are designed at a human scale, with lowered glazing and a carefully articulated façade composed of shaped brick elements. These brick details frame and distinguish each entrance, subtly establishing a clear hierarchy and identity for the individual entry points while maintaining cohesion across the streetscape.
A series of blade canopies project from the façade to mark each doorway, providing both shelter and visual cues to guide visitors toward the entrances.
At ground level, the material palette further reinforces this welcoming gesture: brick pavers used within the lobby flooring extend outward beyond the building setbacks, continuing across the forecourt and toward the public sidewalk. This continuity of material blurs the threshold between public and private space, creating a gradual transition that invites pedestrians into the building while strengthening the connection between the architecture and the surrounding urban realm.
Upon entering the residential lobby, visitors encounter an interior that clearly expresses and extends the architectural language of the building. Far from sterile, the design embraces authentic raw materials, rich textures, and soft, approachable colours that create an atmosphere of warmth and familiarity. Rather than functioning as a purely transitional or underused space, the lobby is conceived as an active and welcoming environment. Café tables and generous upholstered seating introduce a relaxed, social character reminiscent of a neighbourhood coffee shop, encouraging residents and guests to linger.

The façade of 3239 Dundas combines a sandblasted, tinted concrete grid with decorative brick detailing that celebrates punched window openings. Contextually driven, the materiality references the strong red brick of adjacent single-family neighborhoods as well as the ornamental brick cornice detailing of the surrounding storefront buildings.

Lost this weekend: a giant of architecture, but for me — a personal inspiration. 💙
As a student at UCLA I once snuck into the Walt Disney Concert Hall, completely overwhelmed by its presence. Years later, I found myself working inside Frank Gehry’s studio — an office that felt more like a Cabinet of Curiosities than a workplace. Models stacked in unruly piles, teams huddled around massive blocks and paper studies, creativity buzzing in every corner.
His mark was unmistakable. His process, unapologetically his own.
Frank didn’t just design buildings — he reshaped what was possible.
One of Frank’s quotes, “98% of what gets built and designed today is pure sh*t”.

Had a wonderful time at the Canada Builds Modular Summit. Thanks to and all the industry leaders helping advance a national conversation on scaling modular housing and how to turn missing middle housing into a more impactful scale.

Grateful to be part of reimagining a new type of community building and housing density in Canada.

With Collecdev Markee, Batay-Csorba Architects is currently developing five modular mass timber purpose built rental buildings in Toronto. With 10% affordable rental homes, livable units with no inboard bedrooms, and no vehicular parking, instead directly served by rapid transit and local amenities and retail.
