Nordgrenze Passive House | rolling out a series of posts on our first passive house (PH) project in the City of Vancouver. Initially, the homeowners were more interested in the incentives that the city provides for building a PH (mainly, the extra 1m in height, the additional building depth of the house, and of course, in our case, an extra 16% of floor area) but as we progressed through the design, they embraced the passive house concept and even going full electrification, eliminating natural gas for space heating and domestic hot water. The main goals were to pursue a design that would be timelessly modern, all the while keeping an eye on the PH prize which, on multiple occasions, meant consulting our structural engineer on coming up with details that are not typical with everyday wood frame design/construction.

Our Carbon Matrix project in E. Van showing off its final coat of Ben Moore Black Beauty (2128-10) and Pure White (OC-64) paint on the exterior cementitious cladding. It's always fun to take a traditional cladding scheme such as the trusted lapped siding and tweak it ever so slightly (in this case, randomly vary the amount of exposure of the lapped boards) to give it a more unique contemporary aesthetic.

[DESIGN] A schematic render of one of our latest custom home & laneway house projects in the works - Nest House. Perched high up on a ridge in the Riley Park neighbourhood, one of our goals in the design phase was to design a laneway house in the rear while keeping it low enough so that it wouldn't obstruct the natural light that would normally light up the rear yard. By stepping the laneway house slab to a lower level than the garage slab (and lane) and streamlining the roof form into a sweeping single-pitched roof that follows the natural elevating topography of the site, the homeowners should enjoy an abundance of natural light in their rear yard and porch well into the summer evenings.

Time isn't the only thing flying by fast at our Carbon Matrix project - the framing crew at have quickly put up the framing for both the main house and laneway house over the summer months and just as we step into the autumn months, the crew is 'wrapping' up on the Siga Majvest 500 SA WRB installation on the exterior sheathing followed shortly right after by a nice warm cozy layer of Rockwool Comfortboard 80 exterior insulation in the coming days!

Some great splashes of natural earthy elements going onto our RC Modern Farmhouse project. Soffits - we opted to go with Woodtone's more cost-effective Fineline Paneling product which are simply appearance grade knotty 1x6 SPF boards with a contemporary penny gap profile & pre-stained with one of their signature lager-themed colours - Texas Honey Brown! And that stone! Or is it? Another cost effective approach taken with the chimney cladding is the use of manufactured (concrete) stone veneer courtesy of Cultured Stone - sporting the Country Ledgestone style in the timeless Canadian-exclusive Northshore Silver colour! ..............................

A quick intro to our Carbon Matrix project perched atop East Vancouver's Hastings-Sunrise neighbourhood that's currently under construction. Eliminating another one of the city's aging Vancouver Specials, this contemporary house is designed with open spaces within, multigenerational living at different levels and a rooftop deck to capture the immediate views of the North Shore, all with a cost-effective exterior shell that has durability and low maintenance baked into it for its homeowners.

Exciting to see the double catwalk at our RC Modern Farmhouse coming to life where the homeowners will experience the interconnected space between the upper floor thoroughfare and the main floor's kitchen and foyer spaces below, all naturally lit by skylights on either side. Burnaby's zoning bylaw allows for some generous double height spaces in and around the stairs that are exempt from floor area and can therefore be utilized to kree8 a great sense of interconnectedness and feeling of airiness - yes, please!..............................

Our Story

kree8 Design Inc. has spawned from my desire to pursue my passion for modern residential homes on the West Coast. When I first started kree8 as a side source of income next to my full-time job, I was fortunate enough to find time during the evenings and weekends to be able to work with a select number of special and trusting clients in designing their dream homes; each year since 2012 has represented a yearly edition of a modern home designed and detailed by me at kree8. And now, in a full-time capacity as the founder and principal designer of kree8 Design Inc., I look forward to working with many more of you in designing a home for you that is truly your’s to call home.

so, what is kree8? Simple: it’s modern residential design. My mission is to carry on what some local architects and designers have already started – a movement to design homes that take elements from our local natural Pacific Northwest environment and incorporate them into a modern built environment that reflects today’s and even tomorrow’s holistic approach to home design.

inspiration Aside from all the talented architects around the world, I like to keep my eyes on local modern residential architecture in the Pacific Northwest; however, there are many home designs in countries around the world that have a similar climate to our’s here in Vancouver that conjure up even greater inspiration!

renewed vision Although traditional architecture still dominates our streetscapes, my belief is that we must move beyond what has already been achieved and established architecturally here in our city and step forward with a renewed vision of what modern residential architecture should be.
