In the mid-1990s, a typical elite U.S. soccer training session meant a borrowed football field and a weight room in a converted warehouse. Coaches tracked performance using a stopwatch and a clipboard. Meanwhile, elite European clubs like FC Barcelona and Ajax Amsterdam’s professional teams and youth academies have operated for decades with purpose-built complexes and sports science labs, where every training session feeds into a sophisticated player development program.
That gap defined American soccer for decades. Now, it’s finally closing with a new generation of performance ecosystems where architecture, sports science, and biomechanics data converge.

We surveyed 35,000 people across 75 cities to understand how they experience downtown.

Here’s what we found: most people like their downtown. They just don’t go.

Nearly 3 in 4 residents globally say their CBD offers a great experience. But fewer than half visit once a week — and only 1 in 4 actually lingers.

That gap? It’s not an attitude problem. It’s a design problem.

Downtowns that feel vibrant, walkable, and alive after 5 p.m. consistently attract more people and keep them longer. And cities where people linger? They’re more economically competitive, more culturally rich, and more likely to retain residents long-term.

This is City Pulse 2026: The Downtown Report — the world’s largest study of urban experience to date. Discover the data behind what makes people love and linger in their downtowns:

We’re proud to celebrate the practical completion of 100 New Bridge Street - a major milestone for this workplace retrofit in the heart of the City of London, UK.

Designed by Gensler and delivered for Helical and Orion Capital Managers, the 195,000-square-foot scheme demonstrates the potential of adaptive reuse to create high-performing workplaces while significantly reducing environmental impact.

By retaining and upgrading 90% of the original structure, the project substantially reduces embodied carbon while delivering premium workspace, improved amenities, and a stronger connection to the city around it. Located between Blackfriars station and Farringdon station, the repositioned building introduces a new façade, 30,000 square feet of additional space, and expansive terraces overlooking London and St Paul's Cathedral.

Targeting BREEAM Outstanding, NABERS 5* and WELL Platinum certification, 100 New Bridge Street reflects a growing shift toward lower-carbon workplace transformation at scale. Explore more: https://www.gensler.com/case-study/100-new-bridge-street

A dynamic flagship retail experience in Shanghai transforms the iconic M&M’S brand into a layered journey of color, movement, and theatrical discovery.

Situated in one of the world’s most dynamic retail cities, the immersive store experience is a testament to the evolving role of physical retail, transforming a beloved global brand into a layered destination defined by color, movement, and discovery.

The design reimagines M&M’S Store at Disneytown as a theatrical journey, with a dramatic double-height entry, kinetic installations, and an interactive dispenser wall at its heart. Flexible merchandising platforms, bold material contrasts, and integrated digital media create a rhythm of moments that surprise and delight at every turn.

The flagship store deepens M&M’S connection with visitors of all ages across China through an experience rooted in joy, curiosity, and cultural engagement. Explore more: https://www.gensler.com/projects/mms-store-disneytown-shanghai

On any given night across the United States, more than 750,000 Americans don’t have a place of their own to sleep. Many of us see homelessness in our communities and feel a complicated mix of compassion, helplessness, and a nagging question: What are we doing about this?

The honest answer is not enough, and certainly not fast enough.

Five years ago, Dignity Moves challenged Gensler to answer an urgent question: Can we build housing that’s fast and cost-effective while bringing the dignity that will make it work for people?

Today we celebrate the ribbon cutting of the Arthur M. Blank U.S. Soccer National Training Center, the new home and headquarters of U.S. Soccer, designed to serve all 27 National Teams for generations to come.

Inspired by the timeless restraint of iconic sporting campuses like Wimbledon and Augusta National, the design prioritizes craft, longevity, and a sense of belonging over trend-driven expression. Natural stone and warm wood create a calm, grounded environment where excellence is communicated through proportion and light. A folded glass lobby signals arrival with quiet ceremony. A dining and nutrition hub anchors daily life and brings together everyone—from senior national team players to youth teams—for an inclusive experience you won’t find anywhere else.

With over 200,000 square feet of performance facilities, locker rooms, meeting spaces, and offices, and more than a dozen outdoor fields alongside 100,000+ square feet of indoor courts, the National Training Center supports every dimension of the federation’s work: training, recovery, analysis, administration, and innovation.

The National Training Center was designed with care and intention to serve all nine Extended National Teams, including athletes competing on the Cerebral Palsy, Deaf, and Power Soccer National Teams, with fully accessible locker rooms, circulation routes, training spaces, and support areas.

This is a campus that is quietly confident, deeply inclusive, and built to inspire the future of soccer in the United States.

Brookhaven National Laboratory’s 75,000 square-foot Science and User Support Center in Upton, NY, redefines arrival, collaboration, and workplace performance for one of the nation’s premier research institutions.

By consolidating operations from scattered outdated facilities, it improves efficiency, enhances collaboration, and reduces the campus’ energy footprint. As the first completed building within the emerging Discovery Park campus, the center anchors future development and signals Brookhaven’s evolution toward greater openness, collaboration, and engagement.
