Following a successful planning appeal in conjunction with Harvey Planning Consulting, proposals to convert the disused Loirston House into high-quality homes accessible to people with a range of disabilities has now been approved and can proceed. We look forward to working with developer Ittan Rose of CTL Estates to realise this important regeneration project which will be of huge benefit to the local community.

Plans to save the former Altens office block from demolition will now go ahead after a successful appeal. It is hoped the new specialist flats could help ease bed blocking problems at ARI.

PROJECT SPOTLIGHT: CONVERSION OF 24 ELLON ROAD, BRIDGE OF DON

Bradley Craig Architects are pleased to announce the completion of the conversion of 24 Ellon Road. Working alongside K.W Contractors Limited the new development has been delivered in partnership with local registered social landlord Osprey Housing Ltd. It provides an initiative of 100% affordable homes made possible through grant funding set out by Aberdeen City Council's Housing Strategy Team via the Scottish Government.

The proposals involved the regeneration of a derelict office unit, which had been vacant for several years, and realised a vision to convert it into a different use that meets an ongoing demand for affordable homes. The original building, which is a prominent piece of the city’s rich granite heritage, has now been restored with some modern interventions. Furthermore, a tired extension to the rear has been significantly upgraded, creating valuable balcony areas and the formation of a glazed ‘pod’ section which has unparalleled views towards the North Sea coastline.

As the entire development has been designed to meet current Building Standards, the scheme provides six energy-efficient homes, including an accessible unit for occupants with level access needs. Due to the nature of conversion, several site works were streamlined, and this allowed the building to be occupied on a fast-track schedule.

It is a sustainable project which highlights the value of conversion, and the possibilities that can be exploited in urban regeneration initiatives. This is particularly important during a time when the value of repurposing existing built assets is increasingly scrutinised against the alternative option of new build proposals within communities throughout the country.

Bradley Craig Architects are pleased to report today that Detailed Planning Permission has been officially granted for the conversion of Banks O’ Dee care home. Working with a project team led by B-Right and Hillcrest, the scheme will deliver 24 homes as part of a major regeneration project for the area. Each home is designed for the independent living for people with specialist provision requirements, including complex care apartments and wheelchair accessible units. The proposals regenerate a structure which has remained vacant for several years and will be of great benefit the community.

Here are some progress photographs of a recent house extension and internal alterations that we designed for one of our self-build clients in Aberdeen. The increased space allows for far greater use of this corner site. The ground floor has been fitted with a spacious family dining room and a large galley kitchen. The first floor has been fitted with additional bedrooms, including a new master bedroom which contains a generous dressing room and a large en-suite bathroom. External works are in progress to provide additional parking and greater accessibility to the building, as well as a decked area. The outside faced has also been updated to remove the original timber cladding, and replace it and outer coat of insulation, finished with a render coat to eliminate any requirements for ongoing maintenance and to reduce heating costs for the dwelling. Our services have included full architectural design, including Planning and Building Warrant drawings and specification, as well as progress inspections and post-completion guidance
