PLANNING PERMISSION GRANTED

One of several permissions we've achieved so far in July; this infill new build development in Nottinghamshire finally received permission on it's 4th application.

This corner property had a large plot which was prime for an infill project.
We created a scheme in line with local planning policy to blend in with the property neighbouring the plot. We changed the scheme a number of times to meet with requirements from the Local Authority and Highways. Working closely with one of our Planning Consultants and Transport Consultants we manage to tick off previous objections and negotiate an approval.

Big changes for class Q permitted development with the changes taking effect on 21st May.

The main differences are 5 now becomes 10 units; the amount of space you can covert has been increased to 1000m2, however the maximum size of any dwelling is 150m2.

You can now extend to the rear by up to 4m on any hard surface that was present on or before 24th July 23.

More barns now qualify for class Q including barns no longer used for agricultural purposes though there are no changes to barns used for equestrian purposes.

Concept Home Design - Belper

The owners of this mid century family home in Derbyshire needed extra space for their growing family. We worked with them over several months to achieve a bespoke layout to improve the way they wanted to live in their home. Including an additional 2 bedrooms with en-suites, large family kitchen with dining and additional seating and a play room for the kids.

Class Q Barn Conversion - Concept Design

Class Q is a type of permitted development which offers an opportunity to convert agricultural buildings into residential without the need for full planning permission.

There are some strict requirements to ensure viability for this type of permitted development and not all structures qualify. If the building has been used for anything other than agriculture e.g. as a stables or for storage not related to agriculture, class Q would not apply. It also doesn't allow for extending the size and only allows for some alterations such as replacing roofing or forming new window and door openings.

Supported Living HMO - Mansfield

We provided full construction / building regulations drawings for this supported living provider when they wanted to add extra rooms for service users in place of an unused meeting room, following their previously obtained planning approval.

We included full construction details, Electrical, lighting and fire layouts and ensured that the units were fully accessible.

Construction detailing allows your job to be checked by building control before starting works so any amendments can be made up front and your job can be priced fully.
