Good afternoon ladies & gents,
Pleased to finally be able to share this huge transformation we carried out over the last month or so in Tonbridge.

Last year we were contacted regarding a bamboo infestation in a large terraced garden in Tonbridge. What many people do not understand is that certain species of bamboo are truly invasive & if left untreated can cause serious damage to your garden & even property, if left to its own devices.

This garden had bamboo infestations & severe ivy & bramble issues. It was so bad that you could not see one end of the garden from the other with over a 100m2 plot to deal with, the bamboo had gotten so bad that it had actually spread into the neighbours garden & caused thousands of pounds of damage to her beautifully landscaped garden planted with several architectural plants, shrubs & trees.

On our first visit we carried out a thorough cut back & clearance to open the garden back up & see exactly what we were dealing with. Sadly once exposed the extent of the issues were discovered & subsequently a plan of action was put into place to bring the garden back to a basic, functional space.

Over the last month over 50 tonnes of contaminated earth was removed from the garden with the only access coming from the neighbours front gate, this meant only a micro digger could be used & wheel barrow power…

Once the contaminated soil was removed & as many root systems were exposed & dug out, it was time to bring back in nutrient rich top soil. Using our laser level we were able to amend the gradients of the garden to work a lot better within the space.

Subsequently over 50 tonnes of soil was brought back into the clients garden to regrade & within the neighbouring garden to amend the neighbours flower bed ready for replanting.

All the while this was happening we also installed the two main perimeter fence lines with decorative trellis panels, pressure treated posts & gravel boards & the back garden alleyway fence line & gate was also removed & installed with robust concrete posts, gravel boards & close board panels.

When I talk about team effort & hard work on this project it is completely unprecedented. Many contractors looked at this job & disregarded it because of the work involved. We’ve had 16 years of this, experience, relentless effort, commitment to delivering on every single project. No matter the task.

None of this would be possible without the never say die attitude of my right hand man Lee & the additional help from the Osborne brother ‘B’.

We smashed it out of the park. If you want a team that can actually deliver, we are it.

Internal Load Baring Wall Removal & Reinstatement.

Another project signed off this week. Back in February I was contacted by Mike & Angela to discuss removing some walls in their hallway to make the property more welcoming on entering & to bring more light into the space.

My clients had already contacted a structual engineer & had plans in place. Subsequently we won the contract & over the last few weeks we have carried out the extensive work required under structual engineering plans & building inspector approval.

As with any reconfigurations to
a property you never know what you may or may not find. In this scenario we discovered part of the wall to be removed was load baring.

This meant the structual engineer had to be called back to amend the drawings to suit as we both discussed the best way forwards. 24 hours later new plans were drawn up & work continued on the task in hand.

Originally the flitch beam was specified to sit underneath the floor joists & prop from below however because of the discovery made we had to notch out all the floor joists to send the new ‘flitch beam’ up into the ceiling space to support the load baring wall, subsequently we had to rehang the joists internally to the new beam amongst a few other things!

I would like to thank Stewart & his team at KK Electrical for taking care of the electrical work as & when required, Brad at Mackenzies Plastering services after we were let down by our original plasterer, Rob at ICM for the fantastic hardwood flooring installation & skirting, finally Chris at Littlejohn Flooring for making good of the carpet at the end of the job.

Myself & Lee carried out all the structural works, flitch beam installation, joist configuration, plaster-boarding, floor levelling, block work, timber studs, insulation, door lining, coving & decorating which was left white primed for the clients to decorate whilst they put their own stamp on their relatively new property.

So much work went into this small project but with a great team anything is possible. Big thanks to Alan our structual engineer & Prime group for taking care of the building inspection & planing aspects.

Finally thanks to Mike & Angela for their patience & all the teas & coffees.

Good afternoon,
Visiting a client this morning to discuss a potential project & thought it was a great opportunity to share.

On our site visits & surveys we always try to at least run through the groundwork’s / subframe process we look to carry out on any given project. Some of this information may go over your head but it is vital to any exterior build.

As most of you will be aware a huge percentage of Ashford & Kent has very high clay soil content. This expands & contracts significantly during the different seasons & weather patterns we experience in the South East.

Over our 16 years experience we have constantly researched, learned & improved upon the methods needed to achieve successful garden renovations & general building projects. Now we certainly cannot control the earth but we can best implement the practices recommended from chartered architects, structural engineers & industry officials to ensure we are leaving our builds to the best possible standards.

As you can see in these pictures the existing ground is suffering massively from residual movement, this phenomenon still can occur beneath any structure which is why we go to great lengths to help improve upon the structure of the ground to leave you with spaces to admire & enjoy.

I’m not saying we can work miracles but we certainly strive to give you ALL the very best EVERY SINGLE TIME you choose to use Rogers Landscapes.

Recent masonry ‘lean to’ removal & reinstatement carried out in Chartham Hatch.

For a small project this turned into a slightly more complex set of tasks. I have never known external brickwork of a property to be so out of level. As you can see from the photos above the old door opening the brickwork was out by almost 50mm (5cm) we ‘bumped’ the brick & block work infills to improve upon the overall levels. Client was not worried about toothing out the brickwork as the wall will be painted & possibly have some children’s play features added at a later date.

We applied furfix to either side of the opening & blocked up the opening. Internally we added a stud wall ready for plaster.

As the old roof had began to fail we removed the degraded felt/membrane & previous boarding & then added our fresh timbers to realign the uneven truss overhang.

We added fresh roofing membrane & eaves protection once we had completed our new soffit & fascia details. Once complete we were able to relay the exposed section of the roof & repair part of the gable end & valley.

The client is currently undertaking a full refurb of this property which will include extensive drainage rectifications, hence the final part of the concrete being left in situ.

We also added an exterior IP66 rated power socket to replace the old internal unit.

Have to say, quite enjoyed working with the cranky old bungalow 😂

Good morning ladies & gents,
A very happy bank holiday to you all. It’s been a busy couple of months, several projects on the go but pleased to have completed this lovely full transformation in Ashford.

This project was pretty major for a fairly small plot, access was by a single standard door meaning our micro digger literally just fit through the opening with no room to spare.

The main goal of the project was to leave our clients with larger hard standing space to complement the aesthetics of the property & a lovely new level natural lawn. This of course meant major changes to the existing plot, managing the gradients to work within the new layout. In turn we were able to improve the overall function of the garden space.

As always extensive groundworks were carried out & thorough installation methods were implemented.

I like our potential clients to view these projects in this ‘picture album’ start to finish format as the extensive methods required to achieve such finishes are displayed in full.

Recently completed reclaimed York stone paving area.

This was an absolute mission, a few years ago we undertook a huge garden refurbishment for our clients in Wye. During the first project we reclaimed all of the York stone on site & stacked for reuse at a later date.

Fast forward around 2/3 years later & we were invited back to tidy up this side area. Our clients did not want rounded or jagged crazy paving so this meant all of the paving would need to be cut into square or rectangular usable pieces. Some of the stone is over 10cm in thickness…. We also did not have a huge selection of sizes, we were able to just about keep to no cross joints however some areas did come very close…. Not bad for a reclaimed effort!

As usual our full groundwork’s techniques were installed & the slabs (once cut) subsequently laid on a full bed of mortar. All of the pointing (joints) were finished by hand in the traditional birds beak raised pointing style.

We also amended some drainage & repointed/rebuilt the old wall is some areas.

This project took several months slotting in-between projects which were already in our diary which our clients were happy to accommodate.

Nice to do something different with a very very old style of finish.

Back in December 2021 we were contacted to be informed that we had been nominated for Landscaping Contractor Of The Year by The Prestige Awards. Who are Prestige Awards?

Prestige Awards are a collective of industry professionals & event organisers set up to recognise outstanding small businesses & individuals.

Prestige Awards recognised that the important work of small and independent businesses has long been overlooked by most international award programmes. To rectify this, the Prestige Awards was launched to celebrate the businesses and individuals that consistently offer excellent products and services to local residents.

The judging panel base their decisions upon areas such as service excellence, quality of the product/service provided, innovative practices, value, ethical or sustainable methods of working, as well as consistency in performance. First Landscaping Project Of 2022 Complete!

Around May of last year our clients contacted us for a site consultation. After our initial meeting we drafted a basic sketch taking into account our clients requests & requirements.

Once our survey was complete & design tweaked to the clients request, we were able to establish levels of the garden & allow works to continue best complimenting the existing gradients. This meant with careful calculations a single step was achievable between the patio & path (which would surround the back of the property) & the main area of the garden.

All areas were prepared with the highest standard of groundwork’s being a 200mm type 1 sub base, geo textile non woven membrane & stabilisation grid. All paving laid on a full bed of mortar & pointed in the traditional manor.

The small dwarf wall was constructed on a reinforced concrete strip foundation with adequate drainage throughout.

As you will see from the photo album two giant flower beds have been left at request of the client, we added some supporting posts within the natural lawn area for two trees & other small pockets of planting space for raspberry & lavender.

The natural lawn & planting areas were prepared not only via rotorvation of the existing soil but adding a further 13 tonnes of nutrient rich top soil thoroughly raked & luted in preparation.

There were also various bits & pieces which were carried out to repair existing structures within the garden & add more serviceable walk ways within the front garden/driveway.

A lovely plain sailing project for the first of many in 2022.

Good morning ladies & gents,
You may of seen towards the end of 2021 we shared a small taster of an internal project we were undertaking.

I’m incredibly proud to share the finished project.

For those that have followed us on Facebook for a number of years, you will be aware that around 3/4 years ago I made a furthered commitment to Rogers Landscapes to expand our services to include that of internal based works. Seeing as that over 16 years & counting we have been involved in the construction industry & various bespoke projects both internally & externally which include a whole host of different construction techniques, finishes & requirements.

This is our largest bathroom project to date including 1 x main bathroom & 1 x shower cubicle. The brief was to include a walk in shower in the main bathroom & to make best use of the available space.

The project was not without its challenges for a number of different reasons. The property was previously used as rooms for let & the prior owners had undertaken almost all of the plumbing works in a DIY manor meaning severe disruption to the way the pipe work had been run & position of the water tanks in the loft. Add to the mix very old un-maintained pipe work, leaks & airlocks, this project had us head scratching throughout.

We also had two faulty cisterns delivered, a faulty digital shower unit & a toilet spigot that just did not want to seal… I did make a mistake in that initially I positioned the beautiful large backlit mirror horizontally but the clients wanted it moved to a vertical position, that was my fault & we amended accordingly. All these things are sent to test us! But…but with perseverance, great customer service from our suppliers & determination we dragged these bathrooms into 2022 with our persistence & keen eye for detail.

The bathrooms now include 2 x Aqualisa digital showers with swivel thermostats & dual shower heads with a 5 year manufactures warranty. All fixtures & fittings have been supplied from top end manufacturers & the spaces now bring the property into 2022.

There is far too much to list in regards to what was carried out to achieve these finishes, but the photo album will give you an idea.
