Building Warrant Approved ✅

We're pleased to share that this Category A listed house restoration in East Ayrshire has received Building Warrant approval.

The project involves the careful restoration of a nationally significant listed building, with proposals developed to respect the historic character and original fabric of the property while adapting it to suit the requirements of our clients.

Working with a Category A listed building brings its own set of challenges, and great credit goes to Bilyana for the care taken in developing the Building Warrant package and getting this one over the line. We're looking forward to seeing it progress on site.

Listed Building Consent & Planning Approved ✅

We're pleased to share that this Category A listed house restoration in East Ayrshire has received both Listed Building Consent and Planning Permission.

The project involves the careful restoration of a nationally significant listed building, with proposals developed to respect the historic character and original fabric of the property while adapting it to suit the requirements for our clients.

Securing consent for a Category A listed building requires close engagement with the Planning Authority, and great credit goes to Bilyana for the care taken in preparing the submissions and getting these over the line. Kitchen design by . We're looking forward to progressing the project on site.

Extension & Attic Conversion in Ayr📐

A look at the proposed drawings for this extension and attic conversion in Ayr, currently progressing through Building Warrant stage.

The proposals replace an existing conservatory with a new single storey pitched roof extension finished in Anthra-zinc cladding and red sandstone, creating an open plan kitchen and sunroom opening onto the garden. A new zinc-clad dormer to the rear converts the existing attic into an additional bedroom with en-suite.

Vaulted ceilings with high level glazing and roof lights are used to maximise natural light throughout. The open plan kitchen and sunroom are defined by a change in level with the latter stepping down to the new rear patio and garden beyond.

Planning Approved ✅

We're pleased to share that this house extension and attic conversion in Ayr has received Planning Permission.

The design replaces an existing conservatory with a new single storey pitched roof extension, creating a generous open plan kitchen and sunroom that opens onto the garden. The extension is finished in zinc cladding with red sandstone piers and base course, drawing on the materiality of the existing red sandstone house. A new zinc-clad dormer to the rear adds an additional bedroom with en-suite within the converted attic.

Great work by Fraser in preparing the Planning Application and securing approval. We're looking forward to seeing it progress through warrant and onto site.

Building Warrant Approved ✅

We’re pleased to share that this farmhouse renovation and extension project in South Ayrshire has received Building Warrant approval and is now out for tender.

The design reimagines the traditional farmhouse to create a modern, open plan home that supports both day-to-day family life and the client’s business, while also providing generous spaces for entertaining.

The external design of the two storey side extension draws inspiration from the original 19th century farmhouse and surrounding steading buildings. A contemporary glass entrance and rear veranda introduce a lighter, modern contrast, helping to break up the overall massing of the house.

Building Warrant Approved ✅

We’re pleased to share that this new dwelling in South Ayrshire received Building Warrant approval last month.

Set within an existing rural cluster, the proposal replaces part of a redundant equestrian yard with a new family home, positioned on the footprint of former stabling and reflecting the established layout of the site.

The design takes cues from traditional agricultural buildings, with simple forms and a material palette suited to its rural setting.

Great work by Colin getting this one through to approval. We’re looking forward to seeing it start on site soon.

Planning approved ✅

We’re delighted to share that this alterations and extension project in South Ayrshire has recently received planning approval.

Set within a local conservation area, the design introduces a contemporary infill extension to the rear of this terraced home, carefully balancing modern design with its historic context. The proposal transforms the ground floor into a bright, open plan kitchen and dining space, with a strong connection to the garden beyond.

Planning Approved!

We are delighted to have recently received planning approval for our contemporary rural house in South Ayrshire, our second within this existing cluster. Excellent work from the team on this one with the warrant package now underway.

Planning departments often receive a lot of criticism, however South Ayrshire Council planning have been open and engaging on both applications we have had in this area. Clear communication from the planning officer in a timely manner, with approval for this application being received just under 6 weeks from validation. A valued working relationship with our local planning department, long may it continue.

We are delighted to announce that Bilyana recently passed her Part 3 professional exams and can now register to officially call herself an Architect!

Bilyana has been with the practice for just over 18 months and this achievement is the result of a lot of hard work over this period and with her previous practice. Congratulations from all in the office! Photo taken prior to a team night out to celebrate!
