Small project for one of a Birmingham Landlord customer, completed in two days

First time I told customer when he asked what can we do when he asked for minor repair is to Burn 🔥 the place down and rebuild 🤣

Condition of this bathroom surprised us a bit .
As you know Landlord don’t want to spend too much money on fixing tenanted properties , Bud now I can understand why if , some of the tenants not looking after the property in kind of manner needed

That’s way a planer done his best to keep the £ in best to satisfy everyone Landlord , Tenant and Builders team
Landlord didn’t care much what material we will use ,.
Mainly words used 🤣
High quality material for cheapest price as possible 🤦🏻‍♂️🙏🏼 planer made few phone calls and results is achieved

New pluming all leaks fixed
New toilet with soft close seat
New sink bathroom cabinet with mix tap
New floor in kitchen to remove trip hazard

London project wasn’t easy on us 🤣
Weather wasn’t on a side .,, keep raining
London council didn’t allowed to have skip placed on road ,… we had to get skip and park for 30 minutes on the road quickly load everything what we can in the time given 🤦🏻‍♂️
We had to do that 3 times
3 full skips been loaded 30 minutes each
Unbelievable results guys

Customer is happy with result we managed to do with budget that customer had for his garden project

This project was nightmare for planing guy and the builders , Bud nothing will stop us , the solution is always there

Weather / local council / parking restrictions/ hotel availability / material availability / skips availability everything had to be resolved and numerous times

Every project is different, I only can say this one was big challenge for us that we handled very well .

Leaking roof in unit - Peterborough
Not issue if you know who to call - NEXT LEVEL REFURBISH LTD

3 days new roof will be in place

Steps
Dismantle old roof
Replace all rotten beams
Fit new steel roof sheets in white colour 0.3mm thickness for weight balance with current wooden structure as per customer request to save bit of money
Minimum 15 years life span
Use special roof screws with seals washers high range made by dewalt
Over 75 square meters of roof sheets will be used for this project

Un- stressful process for customer
1 hour meeting with customer and planer to agree what need to be done and what materials will be used
And everything else is in a hands
Supply and fit

Than nice handshake 🤝 with customer make sure is happy
Last payment
Glass of 🍾

And we can move to next project in Wolverhampton to do new bathroom

Tomorrow we going to sign the Contract for Unit roof refurbishment - Peterborough

Customer have two different roofs levels
As you can see the customer try to cover the roof with black sheets to stop leaking , unfortunately that only give him temporary solution

A task is to make same level roof for both units

Process as follow

No 1
Remove current roof

No 2 validate condition of the wooden beams / replace where necessary

No 3 remove one half frame

No 4 rebuild and raise the half to have same level flat roof

No 5 apply new metal sheet roof ,/ with over lap at ends by 30cm to protect walls from
rain in future

No 6 remove all side old roofing material

No 7 rebuild the sides with same metal sheets as on the roof

No 8 validate the crack on the wall and fix as nessesery

All waste to be removed - skip is included in the price

All screws to be used with anti-rust protection and seals rubbers on the heads

Estimated time of completion 4 to 5 days

Currently a team is having a fun in London 🤣
Builders comment - too warm

All trees and bushes removed
Old shed removed
3 skips all ready gone

Customer will have 35% of grass and 65% of the slabs all the way to front garden

Estmated 30 square meter of new grass will by layed down
And 110 square meters of of slabs estimated 520 slabs will be used in this project
Than new shed will go in to his place
Rear wall will have extended fences to have more privacy

Only what i can say to a builders team , enjoy your holiday 😄 there is water , there is sun , there is sand ,.. and on top of the cherry is 1 star hotel to enjoy your self to stay in the budged 🌞🏖💦🏨

Well done guys the project is moving , and customer is satisfied with all detail planning and your fast work 💪

Investigstion
We wasnt able to move the ceiling / not enough space for walking on the stairs and hitting your head all the time

Result
Custom made bed to suit the needs planned with customer and a planner guy
Becouse of the room was too small and cutomer was want to have bed / desk and storage shelf in room
We come up with idea to build everything from scratch to fit the room

New raditor fitted and moved by 30cm to allow bed fiiting
Full plastering
Eliminate all walking sounds from the wooden floor
Painting with dulex paint
Build in solid bed using 1.2mm wood reinforced
Build in desk
Build in storage shelf
Fit new blinds
Fit new lighting
Replace wall light switch
New wall electric socket fiited close to the new desk
New capet fitted
New scrting boards fitted

Nice desing with 3 colours used - light blue / white storm / and lovely thick grey carpet

Big transformation
The job was unfortunately left by other builders (scammers)
And the owner of the house was desperate to finish the house for new baby arrival
And guess what ,… we did it 🔥👷🏼‍♂️ and he was satisfied with a price too

New spot lights added to the ceiling
