Managing unseen risks with clear agreements
This week in Bracknell and Binfield we laid floor protectors, isolated water at the stop tap, and covered nearby sockets before lifting a bathroom floor. What made the jobs smooth was agreeing the protection and shut off points in writing first, with a quick photo and a note on who turns what back on. When a client asked for an extra tap to be moved, we documented the change and sent a short confirmation before touching anything.
Unseen risks like water tracking under floors or moisture getting into electrics can cause hidden damage and disputes after the work. Clear written expectations stop surprises, protect your home, and make it easy to check what was agreed. If something changes mid job, a short written update keeps cost and time fair for both sides.
Tip, ask your trader to list in writing the protection they will use, where the water will be isolated, and how nearby electrics will be guarded before they start.
