Phase 1 - Planning Submission
The amount of work at this stage will vary, depending on the complexities of the site and proposed plans. A permitted development application requires less work than a full planning submission. Listed building and conservation area applications require more information.
Some planning authorities encourage a pre-application consultation. They charge for this service (including reviewing plans and visiting your site), it usually takes approximately 4 weeks for their response.
Once your application is validated, the council write to neighbours allowing them the opportunity to comment. It usually takes at least 8 weeks for an application to be determined, subject to amendments.
As part of our service, we monitor your application and respond to any queries or requests for information the planning officer may have. It is usually around week 6-7 of the 8 week process that the planning officer requests a site visit. We will liaise with you regarding access and advise whether or not we need to attend as well.
Most applications are determined by the planning officer and signed off by their manager. If your property is listed, the conservation officer’s comments will take precedent over the planning officer.
If significant objection to the application is raised it is likely the application will be reviewed by committee. If someone registers to speak against the application, we will have the opportunity to speak in favour.
Once an application is approved, the consent is typically accompanied by conditions. Standard conditions require the consent to be started within 3 years and to be in line with the drawings. Other conditions may relate to materials, landscaping and construction methods.
