BNG rules are changing – could your project now be viable?

The latest government updates to Biodiversity Net Gain are designed to reduce barriers for smaller developments and improve flexibility.

Key updates include:
• New small site exemptions (under 0.2ha)
• More flexibility for minor developments
• Changes that could make urban & brownfield sites viable again

BNG still requires a 10% biodiversity uplift, but the system is becoming more practical for developers, and with BNG changes being phased in during 2026, now is the ideal time to reassess schemes ahead of implementation.

🔨 Site Update | Derbyshire 🌿

We’re making strong progress as the project nears completion. Interiors are plastered, painted, and fitted, with flooring now going in across several plots.

Externally, repointing has brightened the façades, while gardens and boundary treatments are starting to define each home.

A big step closer to bringing this development to life.

Planning Approval Granted 🏡

We’re pleased to share that planning permission has been granted for the conversion of existing steel portal framed buildings into 4 residential dwellings.

Working closely with the client, we developed a scheme that carefully responds to the site’s context, particularly the open views to the north and its relationship with neighbouring properties. A partial demolition allows for increased separation from the neighbouring dwelling, while the retained structure will be converted into four high-quality homes.

Each dwelling has been designed to support modern living, with open-plan kitchen, living and dining spaces and well-considered supporting accommodation. The layout balances efficiency with quality of space, maximising natural light and outlook through feature glazing and inset balconies to both the north and south elevations.

The use of timber and aluminium cladding helps the development sit comfortably within its surroundings, while creating a distinctive contemporary appearance.

A positive planning outcome and another step forward in bringing this thoughtful rural conversion scheme to life.

Great to see this project getting underway in the heart of Cannock Chase 🌳🏗️

We’re pleased to be working alongside Cheslyn Building Contractors on this exciting scheme, providing architectural services to help bring the client’s vision to life.

The proposals include a new link building to seamlessly connect the main house and annexe, alongside substantial internal renovations. The reconfigured layout will create a generous open-plan kitchen, dining and living space, complemented by a study, snooker room and cinema room—designed with socialising and flexibility in mind.

A key driver for the design was strengthening the relationship between inside and out. Feature glazed openings will frame views across the beautiful surrounding landscape, leading onto a fully revamped patio with gabion retaining walls—creating a cohesive and inviting external space.

The external appearance will also be enhanced with the use of Baumit render, helping to brighten and modernise the façades.

Great to be collaborating with AMP Structures on the engineering side 🤝

Planning Approval | Outline Consent Granted

Outline planning permission has been approved for this 6-dwelling residential development, inspired by the character and form of a traditional farmstead commonly found in the local area.

The outline application secured access approval, setting out an indicative vision for the site, while allowing the reserved matters of layout, scale, appearance and landscaping to be agreed at a later stage.
