Planning approval secured for the transformation of a distinguished Georgian property just outside Laxey.
With sweeping views of the Irish Sea, the house already held a strong presence—commanding the local street scene. Over time, however, this clarity had been compromised by a later garage addition.
Our brief was to create generous new accommodation for modern living while preserving and enhancing the architectural integrity of the original house.
Extensions are introduced on three sides, providing new bedrooms, a gymnasium and steam room, and a sea-facing orangery. To the rear, first-floor bedrooms are opened onto new balconies—reconnecting the house with its coastal setting.
The challenge lay in integration: linking new and existing spaces to create a home that feels cohesive, balanced, and entirely suited to contemporary life. Externally, carefully considered Georgian detailing restores and enhances the building’s original grandeur within the street.
Delivering projects like this on the Isle of Man requires more than design—it demands experience in planning, context, and construction. With over 20 years of local expertise and the standards of a RIBA Chartered Practice, Modus Architects ensures that what we design can be built.
